Description

The Development Project Manager will be a key member of the Lewiston Housing real estate development team. The role will take primary responsibility for all aspects of the housing development process, as described more fully below.

Duties and Job Responsibilities

  • Primary responsibility for project development work, including due diligence coordination, project planning, financial modeling, debt and equity arrangement, obtaining regulatory approvals, securing subsidies, and other related development tasks. Director of Development will provide guidance and oversight, as needed.
  • Under the direction of the Director of Development, the employee will take on a growing role in negotiation of project documents, including contracts, partnership agreements, and debt instruments.
  • Primary responsibility for preparing funding applications, including determining financial feasibility, writing project narratives, assembling team resumes, property management documents, financial statements, entity information, empowerment activities, and other documents necessary for a successful application.
  • Work collaboratively during the project planning phase with internal and external partners, including architects, engineers, consultants, and the in-house Management Team.
  • During the construction phase of projects, employee will be primary owner contact person with the construction team, ensuring that the project program is adhered to and that development milestones are achieved on time and on budget. Work closely with the in-house Construction Manager.
  • Manage or assist with grant applications, studies, surveys, and assessments as necessary

Skills

Education and Experience Level:

  • 5-7 years’ experience in the affordable housing industry, with successful project management and underwriting experience during that time.
  • Experience integrating federal and state subsidies into real estate developments will be valued.
  • Bachelor’s Degree in urban planning, real estate, business, or equivalent combination of experience and education.
  • Ideal candidate will work well in a team setting, have excellent communications skills – both written and oral—and be able to build strong relationships with partners and stakeholders.

Knowledge, skills, abilities, licenses and certifications:

  • Ability to make complex arithmetical computations quickly and accurately
  • Ability to prepare reports
  • Ability to work with written instructions such as federal regulations
  • Skill in analyzing fiscal data and ability to recommend problem-solving strategies
  • Skill in developing fiscal record keeping systems desirable
  • Proficient knowledge of computer spreadsheets and word processing
  • Familiarity and experience with networking and data processing practices in a multi-departmental environment.
  • Ability to schedule and manage own workload
  • Basic knowledge of office practices and procedures
  • Ability to work harmoniously with others
  • Ability to be flexible and perform work under time pressure

Job Type: Full-time

Pay: From $65,000.00 per year
