Lexington Community Association (LCA) in Fort Myers, Florida, presents a unique opportunity for a highly qualified individual to become part of a high performing team as their facilities director. You will play a vital role in the effective management and maintenance of our property.
The primary responsibilities include the overall maintenance / upkeep of LCA facilities and all club grounds. This includes preventative maintenance, repairs, and inspections.
POSITION OVERVIEW AND RESPONSIBILITES
- Ensure all aspects of the facility and common areas are in a good state of repair.
- Oversee and prioritize work order daily.
- Keep all parties informed of work order progress / delays.
- Maintain maintenance schedule checklist for LCA.
- Manage relationships with vendors and contractors for specialized maintenance and repair services such as trash, elevators, boilers, HVAC and window cleaning. Obtain competitive bids for projects when necessary.
- Coordinates and oversee larger maintenance and renovation projects, including repairs, upgrades, and improvements to club facilities.
- Keep an updated, current list of all vendors used, ensures billing is accurate when processing invoices and coding is accurate.
- Monitors and maintains on-going building and mechanical inspections. Schedules for personnel to perform routine pressure washing, and debris removal to maintain premier building and interior upkeep.
- Constantly monitoring preventative maintenance program and all required system inspections.
- On-call 24 hours a day for emergency maintenance needs. If not available must arrange back up coverage. Never compromises safety for self or that of others for after-hours emergency assistance.
- Supervision of all full-time / part-time maintenance personnel and / or temporary contracted help.
- Perform mandatory annual inspections of all HVAC systems, verifies contracted vendors arrive in a timely manner and billing is reflective of true hours / job completed. Provides documentation completing required documentation.
- Automates ordering of maintenance supplies, compares value with different vendors and ensures we are receiving quality items through ordering processing and inventory counts.
- Maintains dumpster area and monitor trash and recycle pickup. This area must remain organized and clear of unnecessary debris, discarded furniture etc.
- Properly codes all invoices and remains actively involved while remaining within budgetary guidelines, does not overspend without executive approval.
- Effectively coaches and mentors’ employees; proactively supports employee involvement and development; provides employee counsels on performance standards; and conducts timely performance reviews.
- Develops, able to forecast and adhere to fiscal budget.
- Following the chain of command and always maintaining a high standard of professionalism.
- Must be a self-starter and able to execute multiple tasks daily.
- Must possess skill set to diagnose, repair, and prevent a broad spectrum of issues relating to facilities maintenance and common area upkeep.
- Coordinates the servicing and repairing of systems for lighting, heating, ventilating, fire, drainage, plumbing and electrical.
- Administers and directs all major and minor repairs and improvements. Coordinates in-house retrofit and cosmetic improvement program as directed by management.
- Must be able to adapt to ever changing events and remain positive.

- Provide superior caring service to all members, guests, and vendors, while also ensuring the fulfillment of the mission and vision of Lexington Country Club.
ORGANIZATIONAL STRUCTURE
Reports to : General Manager
SUPERVISORY RESPONSIBILITIES
Directly supervise the LCA maintenance staff and pool technician staff. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include training employees; planning, assigning and directing work; addressing complaints and resolving problems.
CANDIDATE QUALIFICATIONS
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and / or ability required.
Education and experience :
Associates (AA) degree along with eight years of relevant experience and proven upward mobility in areas of licensure designation (Electrician and / or HVAC) highly desirable for this position. Must possess or be willing to obtain a CPO license. To remain successful this individual must demonstrate a desire for excellence.
Language skills :
Ability to read, analyze and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, members, customers, and the general public.
Mathematical skills :
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
Reasoning ability :
Ability to define problems, collect data, establish facts, and draw conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
Physical Demands :
While performing the duties of this job, the employee is regularly required to sit, use hands to finger, handle’ or feel; and talk or hear. The employee is required to stand, walk, reach with hands and arms, and stoop, kneel, crouch or crawl. The employee must be able to lift and / or move up to 30-40 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
Work environment :
While performing the duties of this job, the employee is frequently exposed to outside weather conditions. The noise level in the work environment is usually moderate.
