Superintendent
LHH is recruiting for a residential developer and builder that’s looking for an experienced Superintendent to join their growing team.
This position is based out of Kirkland, WA and all job sites are within a 20-mile radius. They offer Medical, Dental, Vision, and 401(k) with a 4% match in addition to 3 weeks of PTO and 8 Federal Holidays off. The salary range for this role is between $95-125k base an annual bonus and performance-based bonus plan.
Position Summary:
Project Planning & Site Readiness:
- Conduct pre-construction site walkthroughs to verify job readiness before mobilization.
- Collaborate with development and permit teams to ensure all necessary approvals and utilities are in place.
- Plan site logistics, including material staging, safety measures, security, and access for trades.
Construction Scheduling & Execution:
- Review and coordinate detailed construction schedules with Development and Procurement Managers.
- Oversee daily activities of subcontractors, ensuring efficiency and adherence to scope and timelines.
- Ensure timely arrival of materials and equipment to prevent delays.
- Identify and resolve scheduling conflicts proactively.
Quality Control & Inspections:
- Conduct daily site inspections to verify work meets plans, specs, and quality expectations.
- Ensure compliance with building codes, zoning regulations, and permit conditions.
- Implement QA/QC processes at key construction milestones.
- Coordinate with third-party inspectors, city officials, and engineers for project approvals.
Safety & Compliance:
- Onboard subcontractors on safety protocols before commencing work.
- Enforce Enfort and OSHA safety guidelines.
- Conduct weekly safety meetings and maintain safety compliance documentation.
- Ensure job sites are clean, organized, and hazard-free at all times.
Trade Partner & Vendor Coordination:
- Develop and maintain relationships with key subcontractors and vendors.
- Evaluate trade performance and address non-compliance issues.
- Collaborate with Procurement Managers for cost-effective material procurement and delivery schedules.
- Ensure subcontractors adhere to contractual obligations and scopes of work.
Salary : $95,000 - $125,000
