What are the responsibilities and job description for the Assistant Superintendent position at LHM Construction?
Primary Duties:
- Foster a collaborative and positive work environment to maximize team efficiency and maintain company culture
- Always maintain a positive attitude and professional appearance
- Document all construction activities through photos
- Assist the Superintendent in completing Daily Logs
- Documents and store all MSDS, JSAs, etc. using the project documentation software
- Supervise and schedule all subcontractors in order to maintain project schedule
- Assist the Superintendent in all QA/QC for the project
- Conduct frequent site inspections
- Ensure that all closeout and punchlist procedures are followed
- Actively coordinate all subcontractors’ work efforts, vendors/materials, scheduling, and budgets during the mobilization, construction, and closeout phases of assigned projects.
- Plan procedures for construction, ensuring start and finish times, safety, quality, and staffing/subcontractor requirements for each phase of the project are met.
- Create and update the project schedule and ensure that dates are maintained
- Confirm and oversee all city inspections while being familiar with local building code enforcement and inspectors, and resolving conflicts or issues throughout the project.
- Exhibit sound and accurate judgment, inspect work throughout the project’s progress to ensure workmanship and materials conform to plan and work letter specifications.
- Ensure onsite safety, of multifamily projects by following company safety program
- Ensure the cleanliness of jobsite
- Produce and update weekly reports on progress, materials used, pictures, punch lists, and schedule adjustments
- Sign off on and issue variances for work and purchase orders
- Protect and follow LHM Construction vision, values, and culture
- Share ideas and opinions on processes for continued improvement
- Follow and manage all applicable SWPPP requirements
- Proactively solve field issues
- Attend and participate in all meetings as necessary
- Assist the Superintendent in running all weekly subcontractor meetings
- Collaborate and work with other departments
- Build and maintain strong relationships with trades, employees, inspectors, cities, developers, and vendors
- Assist in creating 3 week lookahead to be sent out to Ownership and subcontractors
- Assist the Superintendent in creating and updating project schedule
- Identify and assess project schedule and budget risks and keep project team up to date on risk exposures
- Manage project site plan and assist in creating project staging, access, hoisting, and other plans as directed by Superintendent
- Work with subcontractors to ensure that all city inspections are passed
- Track all city inspections
- Assist Project Engineer in ensuring that all purchase orders are correctly accounted for and filed
- All other duties as assigned
Experience & Skills:
- Bachelor’s Degree in Construction Management, Engineering, or a related field is preferred
- 3 years proven experience in multifamily construction management
- 3 years of experience in multifamily podium construction is preferred
- Extensive knowledge of established construction and maintenance practices, procedures, and techniques as well as applicable local, state and federal building codes
- Experience using construction applications such as Procore, Bluebeam, Microsoft Project, P6, and MS Office.
- Must have strong interpersonal skills with good verbal and written communication while working in a team environment
- Lead proactively rather than manage reactively
- Ability to read and understand construction documents and communicate potential issues with project team and architects
- Timeliness and dependability are required for this position
Physical Requirements:
- This position requires frequent walking, standing, and climbing stairs in/around construction site, apartment homes, models, and properties.
- This position requires working outdoors in all weather conditions (to include but limited to, rain, snow, heat, hail, wind, and sleet), around hazardous chemicals, dust, dirt, and other particulates.
- Must have the ability to read and comprehend large quantities of information, operate computer equipment, speak, hear, bend, stoop, reach, lift, move, and carry up to 60 lbs. independently.
- Regularly required to sit, stand, bend, reach, and move about office setting.
- To perform other duties as required.
