Description
Purpose: To assist the Loan Originator with gathering and setting up the file in accordance with all agency, state and federal guidelines.
Responsibilities:
- Stack the file in the correct stacking order
- Complete day one check sheet
- Ensure all required documents are in the file from borrower. If any documents are missing collect them from the borrower and place in the file.
- Follow up on disclosures and needs list sent by compliance.
- Inform client of where we are in the process unless notified loan originator is handling this
- Ensure that the file is turned into processing within 4 days
- Check alerts for compliance
- Work with all team member to close on time for close of escrow
- Work closely with processor on initial needs list and on conditional approval needs list.
- You are expected to be in the office during CNN’s hours of operation. 8:30-5:00
- All files must be sent to opening within 2 business days
- File must be sent to processing/be in the hands of the processor with 4 days of receipt.
- Duplicate file as needed
- Tighten up 1003 with minor details if needed
- Source all large deposits and funds to close
- Ensure that all Letters of Explanation are in the file. Letters of explanation can be in regards to credit inquiry, address history, and derogatory credit…
- Make sure to speak with realtors and borrower. It is important to know the borrower.
- Gather post-closing conditions.
