MAINTENANCE DIRECTOR
Full Time, Days
JOB SUMMARY:
- Supervises and organizes functions of the maintenance department for the facility.
- Performs and maintain records on routine preventative maintenance of building systems, equipment, and safety systems in accordance with community policy and procedures and State Licensing requirements.
- Assist with re-occupancy of units and ensures that units are ready for occupancy.
- Coordinates and supervises all outside vendors for contracts, maintenance, and repairs pertaining to the operation of the building.
- Services equipment per schedule. (Includes cleaning, oiling, and minor repairs as needed).
- Monitors whirlpool and lift per weekly schedule and services as needed. CPO certification required.
- Maintains pool per required schedule for chemical testing, cleanliness, maintenance, and repairs.
- Cleans casters on equipment per schedule.
- Responds to work orders timely, documents, and follows up appropriately.
- Manages fee-based services such as hanging pictures, TVs, curtains as needed for new residents.
- Maintains all aspects of the building even during emergencies, disasters and/or inclement weather.
- Manages all Cable connections for new move ins
- Monitors downspouts, cleans roof per schedule, and assures cleanliness.
- Monitors maintenance shop daily and assures cleanliness.
- Performs minor carpentry repairs as needed, including but not limited to:
- Painting
- Replacement of sheetrock
- Repair of furniture
- Carpet or flooring removal and installation of carpet or LVP
- Replacement of ceiling or floor tiles
- Performs minor electrical repairs and/or cleaning including but not limited to the following:
- Change ballast
- Replace receptacle
- Replace light bulbs
- Replace light switches
- Set up electrical strip and cords
- Replace light fixtures
- Service generators and log hours run
- Monitor all receptacles for loose connectors
- Clean light fixtures and covers per weekly schedule
- Clean sprinkler heads per weekly schedule
- Performs minor plumbing repairs and/or cleaning including but not limited to the following:
- Replace wax gasket in commode
- Un-clog toilets
- Un-clog sewer lines
- Repair faucets
- Change filters on ice machine weekly
- Replace tank parts
- Clean drain in general bathrooms per schedule
- Clean drain in laundry per schedule
- Replace shower head and hose
- Coordinate external vendors for repairs and preventative maintenance outside the scope minor repairs listed above.
- Work with exterminators on preventive bug maintenance, bed bugs treatments, etc.
- Inspect all devices of safety precautions such as missing covers, brackets, screws, rubber gaskets etc.
- Work on TELs system and maintain preventative maintenance schedule
- Oversee Maintenance Technicians assigned to Independent Living
- Cover Healthcare when Healthcare Maintenance Director is not available.
- Perform other duties as requested and assigned
JOB REQUIREMENTS:
- Must be a high school graduate
- Must have knowledge of general maintenance and 5 years’ experience in building systems and able to diagnose and complete basic maintenance repairs, i.e., plumbing, carpentry, painting, minor HVAC, minor electrical, and equipment.
- Must have CPO Certification (or able to obtain within 3 months of hire)
- Must have basic Electrical knowledge
- Must have basic plumbic knowledge
- Contractors’ license is preferred.
- Must be available to work weekends and off hours for emergencies
- Must carry cell phone and respond to maintenance calls.
- Must be willing to work odd hours if emergency arises.
- Must be able to write and read with clarity sufficient to follow instructions.
- Must attend all required meetings and in-services as well as on-line training courses.
- Must be kind and respectful to residents, families, co-workers, etc.
- Must demonstrate neat appearance and good personal hygiene.
- Must read, know and follow personnel, department and facility policies.
- Must know how to reset fire alarm panels and pull stations as well as train all employees.
- Must know location and operating requirements of all fire extinguishers in facility.
- Must know how to turn off main power supply, water supply, and/or gas supply to facility.
- Must be knowledgeable of the functions of all roof equipment as well as other equipment in general.
- Must have valid State Driver’s License and acceptable driving record for company vehicle use.
- Must be able to run errands off campus as needed.
- Must wear work pants, company provided shirt, work shoes, and a company provided nametag.
