Responsibilities
- Coordinates with the General Manager to design, implement, and manage a computerized scheduled maintenance program
- Manages the schedule of routine repairs, special projects, and scheduled maintenance on building equipment with maintenance staff by utilizing work order-related software programs
- Audits tenant calls and BEI tickets assigns work orders and monitors response times
- Responds to tenant calls and perform necessary repairs or adjustments as appropriate
- Performs routine inspections of buildings and common areas
- Oversees completion of all work order documentation in accordance with departmental protocol
- Maintains engineering logs and completes required reports, including reviewing and updating MSDS log books
- Establishes and maintains an inventory of tools and equipment
- Ensures that all mechanical rooms, storage areas, and shop areas are in a clean and safe condition
- Monitors and manages service contracts of vendors and outside contractors
- Directs and trains maintenance personnel in the safe and effective operation of equipment and building systems
- Supervises, monitors, and evaluates the performance and effectiveness of maintenance personnel and regularly informs the Supervisor of status
- Assists with the development of annual budgets and monitors adherence to budgeted financial targets
- Responds to emergencies in accordance with departmental protocol
- Assists with the implementation of ongoing company initiatives (i.e., Energy Star, LEED, etc.)
- Requisitions supplies, materials, and vendor work with approval from the Supervisor
- Adheres to all safety standards, policies, procedures, and codes of conduct
- Performs other duties and special projects as assigned
- Minimum of a high school diploma or GED required
- 8 years of related work experience and technical training; office building experience preferred
- Successful completion of a two-year college/technical school program preferred
- CFC handling certification preferred
- Demonstrated experience in supervising a comparably sized engineering staff
- Ability to understand and interpret design documents, manufacturer specifications, and written operation procedures
- Ability to create RFPs, solicit bids, review proposals, and make recommendations to the GM/PM for building projects
- Strong communication and interpersonal skills to ensure teamwork and positive client/tenant relations
- Ability to organize and prioritize tasks to ensure accuracy and timely completion
- Basic aptitude for mathematics and ability to assist in maintenance budget preparation
- Ability to lift and move 50-pound objects by applying proper body mechanics
- Ability to read and understand blueprints; CAD experience preferred
- Demonstrated experience in overseeing energy savings efforts and initiatives
- Proficient in Microsoft Word, Excel, and related work order programs
- Must have a valid driver’s license and reliable transportation to drive to properties
- Must be available to work outside of normal business hours for special projects and emergencies
