Property Manager - Residential Property Manager – Virginia Beach, VA

Limehouse Property Management is seeking an experienced and motivated Property Manager looking to join a great company.
A Property Manager at Limehouse oversees the day-to-day operations of residential properties to ensure they are running efficiently, tenants are satisfied, and property owners' investment goals are met. Their role bridges property maintenance, tenant relations, financial oversight, and compliance management. Limehouse is a management company built by Landlords for Landlords and strives to be the industry leaders in Customer Service, Communication, and Transparency. Limehouse has built systems, with back-end support, to help efficiency and reduce the stress in daily tasks.
Responsibilities:
- Respond to inbound leads quickly and effectively.
- Screen and approve tenant applications following company and legal standards.
- Handle lease agreements, renewals, and terminations.
- Address tenant inquiries and resolve complaints professionally and promptly.
- Ensure tenant compliance with lease terms.
- Conduct regular property inspections to ensure safety and compliance.
- Coordinate and oversee repairs, maintenance, and renovations.
- Manage relationships with contractors, vendors, and service providers.
- Collect rent, security deposits, and other fees on time.
- Prepare and manage property budgets, ensuring profitability.
- Provide monthly financial reports and expense statements to property owners.
- Monitor and manage delinquent accounts and pursue collections as needed.
- Ensure compliance with local, state, and federal housing regulations.
- Handle eviction processes in accordance with legal requirements, when necessary.
- Stay updated on changes in property management laws and industry standards.
- Serve as the main point of contact for property owners.
- Provide regular updates on property performance and tenant issues.
- Implement owner feedback to optimize property management services.
- Maintain organized records of leases, tenant interactions, and maintenance.
- Prepare property-related reports for internal use and client review.
- Use property management software for day-to-day operations and data tracking.
- Be on call for emergencies as needed to coordinate required maintenance or speak with clients.

- 3 Years Property Management experience is required.
- ACTIVE Virginia Real Estate license is required.
