PURPOSE:
The Maintenance Manager will be responsible for overseeing the daily operations of campus maintenance, ensuring the facilities, grounds, and service garage areas are well-maintained and functional. This includes managing the day-to-day activities of the maintenance team, coordinating minor outsourced projects, overseeing scheduling, and ensuring high standards of service and safety across the campus.
ESSENTIAL JOB FUNCTIONS:
- Oversee the daily operations of building maintenance, ensuring the repair and upkeep of plumbing, electrical systems, and general facility repairs. Ensure that the campus environment is safe, clean, and well-maintained.
- Supervise the management of outdoor spaces, including landscaping, seasonal maintenance, snow removal, and trash collection. Ensure that grounds are aesthetically pleasing, safe, and accessible.
- Supervise the operations of the service garage, ensuring the maintenance and repair of campus vehicles, maintenance equipment, and other machinery used across the campus.
- Coordinate the outsourcing of minor repair, renovation, or construction projects. Work closely with contractors, ensuring quality work, timely completion, and adherence to budgetary constraints.
- Develop and maintain schedules for routine and emergency maintenance activities. Ensure that appropriate resources (personnel, equipment, and materials) are allocated effectively to meet the campus's operational needs.
- Lead and manage a team of maintenance staff, including groundskeepers, maintenance technicians, and service garage personnel. Provide direction, training, and performance evaluations.
- Ensure all maintenance activities comply with safety standards, university policies, and local regulations. Conduct regular safety inspections and implement corrective actions as needed.
- Assist in the development and management of the maintenance department's budget. Monitor spending to ensure cost-effective use of resources.
- Respond quickly and effectively to emergency maintenance needs, such as equipment failures, plumbing issues, or electrical outages, to ensure minimal disruption to campus operations.
QUALIFICATIONS:
- Bachelor's degree in Facilities Management, Engineering, Business Administration, or a related field, or equivalent experience in facilities management.
- Minimum of 5 years of experience in maintenance management or a related field, with a focus on facilities operations, grounds management, and service garage operations. Experience in a university or large institutional setting is preferred.
Certifications, Licenses, Registrations:
- Certifications in facilities management, HVAC, OSHA, or similar areas are a plus.
- A valid driver's license is required.
Knowledge Skills, Abilities and Personal Characteristics:
- Strong leadership and team management capabilities.
- In-depth knowledge of building systems, including HVAC, plumbing, electrical, and general maintenance.
- Experience in grounds management, including landscaping and seasonal maintenance.
- Ability to manage outsourced contractors and vendors.
- Excellent organizational, problem-solving, and decision-making skills.
- Strong written and verbal communication skills.
- Proficiency with maintenance management software for tracking work orders, scheduling, and record-keeping. Commitment to continuous improvement and familiarity with best practices in educational facilities management (e.g., APPA standards).
