Overall Responsibility As a member of our maintenance team, the Maintenance Technician is a vital component of our communitys day to day impression on existing residents and prospective residents. As such, the Maintenance Technician is expected to maintain a high level of quality customer service and professionalism. Essential duties and responsibilities include the following but are not necessarily limited to those listed. Every person is expected to perform any reasonable task or request that is consistent with fulfilling company objectives. This involves insuring a safe, secure and comfortable living environment for residents, visitors and staff. The Maintenance Technician is to assist the Maintenance Supervisor and Community Director in the overall maintenance of the property.The Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by Senior Maintenance Superintendent. In the absence of the Maintenance Supervisor the Maintenance Technician will report to the Community Director Essential Duties and Responsibilities Addressing residents service requests in a timely and professional manner. Standard get readies to be completed in 2 business days. Participate in all types of maintenance projects. Perform on-call Snow Shoveling Skills and Abilities To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required: Unit Prep Maintain and ensure that the preparation of each apartment unit, prior to a new occupant, is completed successfully and timely. Assist in apartment follow up inspections. Be responsible for refurbishing of apartments prior to resident occupancy. Electrical repairs on items such as appliances, fixtures, switches, GFI outlets. Interior/Exterior lighting, ceiling fans, etc. Plumbing work such as cleaning stoppages, replacing fittings, toilets, sink installations, garbage disposals, ceiling leaks. etc. Carpentry work such as fitting doors, freeing windows, replacing window glass, maintain sliding glass doors. Replacing and building shelves, sanding and refinishing doors. Cabinet installation, countertop installation, baseboards, moldings, drywall repair install flooring, vinyl and ceramic tile. Performs any additional duties assigned by Supervisor and Manager. Building Maintenance Removes and transfers heavy appliances and equipment from storage area to apartment (or vise versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary. Paint, interior and exterior. tile, carpet, screens, window treatments and locks. Preventative maintenance details i.e. cleaning filters, washers. Interior/exterior lights, ceiling fans, shutters. Maintenance of water irrigation systems. Exterior Maintenance Cleans gutters and downspouts , shutters, outdoor furniture, line striping. Custodial/Grounds Maintenance Maintain trash-free property. Assist in custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in common areas and in vacancies when necessary. Assist in grounds work policing and including pulling weeds, brush removal, trimming and planting, pressure washing etc. when necessary. Maintenance measure to ensure a safe, clean and well-maintained community. Assists in keeping grounds neat and free of litter. Utilizing Rakes, sweeps, shovels as circumstances warrant. Emergency response detail All personnel must respond to emergency response dispatch even if it is not their scheduled on call rotation to assist resident placement i.e. fire, flood, power outages. Be responsible for stock control and utilization of maintenance materials. Participate in a standby emergency maintenance schedule for evening, weekend and holiday coverage. Safety Observe and follow work safety programs. Systems Effectively manage the use of utilities at the property. On Call Responsibility Respond and resolve emergency service calls after business hours. Required to be on call 2 weeks per month. Inclement Weather Remove snow and ice in timely professional manner, by using a snow shovel. Transportation Must have use of personal vehicle. Frequent need to utilize personal transportation to pick up replacement parts and supplies from vendors. Rotation on-call status may occasionally require expedient travel to assigned property at moments notice. Pick up and deliveries to the Corporate office. Must have valid drivers license and automobile insurance coverage. Must have reliable transportation. Communication Display a positive, cooperative attitude toward work assignments and requirements. Communicate pleasantly with subordinates and supervisor. Record accurately the completion of work activities. Ability to write routine reports and correspondence. Must be able to read and write English. Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals. Report accidents and emergency situations to the Supervisor immediately. Inspect and report all common area defects. Report any resident breach of house rules to Property Manager. Demonstrate effective communication and interpersonal skills. Maintain daily log book of all daily work assignments. Equipment Machinery Tools Employee must own tools necessary for completion of their job duties and agree to obtain any additional tools as required to perform their duties. An employee in this position must be knowledgeable and skilled in the safe use and maintenance of the following tools: Hand Tools-various wrenches, hammer, grips, saws sledge hammer, snips, post hole diggers, etc. Power Tools-Wrenches, grinders, sanders, drills, saws, power augers. User-moved aids-Wheelbarrows, dollies, hand trucks, buckets, hoist, jacks, step ladders, full ladders, double ladders. Performance Show willingness to pitch in and work in areas other than strictly repair maintenance; Ability to assist the Superintendent in any area where needed. Shall perform his or her duties using standard levels of productivity and dependability, insuring completion in a timely and zero defect manner. Pleasing personality and ability to work with and understand the problems and attitudes of residents. Self control. Neat, clean and appropriate appearance. Demonstrate support and goodwill of the community and fellow employees to residents and the community. Job requires company-approved attire with identification badge in sight. Regular attendance is mandatory. Job Qualifications High school diploma or general education degree. Minimum two years prior maintenance experience or experience in related field. Job requires company-approved attire with identification badge in sight. Must have use of personal vehicle. Mathematical Skills Must show basic understanding of math on test designed by company for this position. Certificates, Licensed, Registrations Must attend CAMT courses offered by The Apartment Association of Greater Philadelphia. Criteria for Service Call Success 85% resident requested work orders have a completion/response time of 24 hours, 95% of resident requested work orders have a completion/response time of 48 hours. Less than 2% of all work orders require call backs. Job requires company-approved attire with identification badge in sight. It is our expectation that service calls will be addressed on the same day basis. That at all times at least one half of all vacant apartments will be ready for physical occupancy. That at all times the property will be fully compliant with local laws, and the property condition will be maintained clean, safe and attractive at all times.
