Link is looking for a talented Associate Leasing Director for Link Parks, Link’s high-performing business parks division. In this integral role, you will be responsible for negotiating all new leases, lease renewals, lease restructurings and expansions, and amendments for a large portion of Link Parks’ Austin portfolio, in addition to assisting with the development and execution of the marketing strategy for those assets. The expectation is that the Associate Leasing Director will maintain a strong pulse on competitive properties within his or her markets and will establish strong relationships with the brokerage community.
In this role the Associate Leasing Director will be responsible for all leasing related activities for several business park assets within Link Parks’ Austin, TX, business parks portfolio with an estimated suite count of 100 suites.
RESPONSIBILITIES:
- Screen incoming prospective tenant inquiries and broker calls, supply property information, schedule tours, show available space to brokers and prospective tenants
- Qualify prospective tenants by collecting and reviewing credit reports, articles of incorporation, financial statements, etc.
- Build relationships with tenants, prospective tenants, and the tenant rep brokerage community and collaborate with any existing third-party listing brokers assigned to his or her portfolio
- Assist in determining leasing assumptions during the annual budgeting and quarterly reforecasting processes
- Work with current and future tenants through all aspects of the lease negotiation process and accurately and efficiently prepare all leasing paperwork, gather supporting documentation as needed, and submit all required information through the company’s deal management platform
- Partner with the Property Management and Construction teams to expedite any make ready work and tenant improvements
- Offer input and suggestions regarding promotions, advertisements, and events and assist the Marketing team in the preparation and execution of such
- Maintain current broker information and regularly produce and distribute broker marketing materials
- Update and maintain weekly leasing activity reports and availability reports
- Maintain an accurate and in-depth knowledge of all aspects of their assigned properties
- Collaborate with other Leasing Directors in Austin
- Other duties as assigned
QUALIFICATIONS:
You’re a team player, critical thinker, creative problem solver, effective communicator, and eager contributor who seeks to solve tough problems. Below are some additional skills and qualifications that we believe are necessary to be great at this role:
- BA or BS required, ideally in real estate or a related field
- At least one year of leasing or sales experience in a commercial real estate environment, including industrial, residential, retail, or hospitality assets
- Ability to multi-task effectively in a fast-paced work environment while managing competing deadlines. Self-motivation, determination, accountability, and initiative are critical
- Strong analytical, communication, organization, and customer service skills and the ability to remain composed and flexible
- Ability to exercise discretion when dealing with confidential information
- Proficiency in Word, Excel and Outlook, and the ability to learn new computer software is required. Experience with Yardi, Deal Manager or Salesforce is a plus
- Ability to travel regionally within Austin with periodic (annual or semi-annual) overnight travel required outside of the region
- Employees in this role should be located in the geographical market of the properties they cover and have full access to a personal vehicle (mileage reimbursement is provided)
Physical Demands:
Nature of work requires an ability to effectively communicate and exchange information; collect, compile, organize and prepare work documents; operate standard business equipment; and work at construction sites and maneuvering on uneven terrain.
Working Environment:
You will work primarily in an office environment but will also be expected to perform duties such as (but not limited to) touring properties and construction sites. Be advised that you may experience adverse weather conditions, loud noise, and dusty. Workdays or workweeks may require extended hours as business dictates.
