What are the responsibilities and job description for the Maintenance Supervisor position at LINK Property Management?
Under general direction, the Service Manager is responsible for leading maintenance operations and upkeep at an assigned multi-family apartment community. You will also be responsible for overseeing and assigning daily scope of work for the community maintenance staff. The Service Manager will also perform special projects, including assisting with limited capital improvement projects.
Essential Job Duties and Core Responsibilities
- Oversees the completion of tenant service requests and the make-ready completion process
- Ensures the community meets the highest exterior aesthetics standards
- Manages and leads a team of skilled technicians
- Coordinates and manages vendor and subcontractor projects within the community
- Builds and executes a community maintenance budget
- Ensures property service meets company quality standards at all times
- Oversees daily operations of the community and ensures that grounds, maintenance, and property are in superior condition.
- Ensures the team completes work in accordance with all required compliance standards and applicable regulations
- Plans and conducts team meetings and training on an as needed basis
- Manages other projects as needed
- Performs other related duties as required and assigned

Direct Reports and Reporting Relationship
Grounds Technician(s) and/or Service Technician(s) at your assigned apartment community. The ability to achieve results by working with others within the organization, regardless of the reporting relationship, is a critical success factor.
Minimum Qualifications
At least three (3) years of experience in maintenance and repair experience required for residential, retail or commercial property management is required. At least one (1) year of maintenance supervisor leading a team is required. Skills and experience servicing and repairing items associated with carpentry, painting, plastering, heating and cooling, and minor electrical tasks are needed. AND high school diploma or equivalent; vocational training, and one year of maintenance and/or service experience; OR equivalent combination of education and experience is preferred. HVAC certification is preferred but is not essential

Work Environment: While performing the duties of this job, the employee is exposed to hot or cold environments, depending on the task being completed at that time. May also be exposed to awkward or cramped positions throughout the work day.
