Under general direction, the Service Technician is responsible for performing a wide variety of general maintenance repairs and services to apartment residents for an assigned community. This includes, but is not limited to, completing work orders, make-readys, and general maintenance and upkeep to apartment homes, leasing offices, common areas, and community amenity buildings, grounds, and landscaping.
Essential Job Duties and Core Responsibilities
- Completes resident service requests (i.e. inspections, light bulbs, air filter swaps, etc.) within a timely manner
- Perform carpentry, plumbing, electrical repair, and maintain grounds including trash pick up
- Participates in the make-ready completion process
- Ensures the community meets the highest exterior aesthetics standards
- Works closely with a team of skilled supervisors and technicians
- Ensures property maintenance meets company quality standards at all times
- Oversees daily operations of the community and ensures that grounds, maintenance, and property are in superior condition
- Ensures all work is completed in accordance with all required compliance standards and applicable regulations
- Manages other projects as needed
- Performs other related duties as required and assigned

Minimum Qualifications
One (1) to two (2) years of maintenance and repair experience required for residential, retail or commercial property management. Skills and experience servicing and repairing items associated with carpentry, painting, plastering, heating, and cooling, and minor electrical tasks. A high school diploma or equivalent is required; vocational training, and one year of maintenance and/or service experience; OR an equivalent combination of education and experience.

Job Responsibilities

Is provided daily direction from the Summit Chase Facilities Manager.
Complete all assigned maintenance work orders submitted by Summit Chase staff or building residents,
including reasonable prioritization of work orders, proper submission of notes, updates, and pictures to
BuildingLink, communication to office staff and residents on work order updates, proper procurement of
materials through approved purchasing channels and within budget, and provides a positive resident
experience.

At the direction of the Summit Chase Association Manager and Facilities Manager, assist as needed with
oversight of third-party service providers to the building, including the preventative maintenance,
landscaping and snow removal, fire protection systems, elevator services, and any other service
providers/contractors for the building and property.

At the direction of the Association Manager or Facilities Manager, may provide advice regarding Summit Chase
facilities and policies to contractors working for unit owners.
Take direction from the Summit Chase Facilities Manager regarding the daily maintenance and upkeep of all
common areas, including building lobby, guest suite, Suite 100, fitness center, laundry, game room, billiards
room, pool and pool deck, parking garage, storage unit areas, and lawn/grounds/ponds, including the
completion of any assigned inspections and checklists.

Take direction from Summit Chase Association Manager and Facilities Manager to maintain an emergency on-
call schedule for the Facilities team to ensure emergency maintenance calls outside of normal business
hours (8am-5pm Weekdays) are responded to within the performance standards guidelines;
May be required to assist with set-up and tear down for special events and provide assistance as may be
required on an overtime basis, outside of normal work hours.
