SUMMARY
Responsible for the routine maintenance, security operations, grounds keeping, and custodial assistance for Lirio properties. Responsible for performing corrective and/or preventive maintenance of buildings, grounds, and equipment. Hiring, terminations, policy and procedure updates, and other supervisory duties in managing custodial, volunteers, and community service staff as well as any training of personnel. Referrals, quotes, 3rd party outsourcing, or any decision outside budget requirements are subject to approval by the Executive Director. As a member of the management staff, you are expected to exercise integrity and good judgment in handling the wide variety of daily operational problems which arise continuously both on and off premises. Must be thoroughly familiar and continually stress the mission statement. Complete forms, and other standard supervisory duties along with designing innovative improvements of current processes for the advancement of Lirio and its properties.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Maintenance Repair Logs
- Cost estimates and Evaluations of service repair needs over allotted budget
- Budget analysis
- Maintain purchase requisitions and receipts and process them in a timely manner.
- Continuous inspections in all buildings for needed repairs, or projects for preventative issues to be addressed.
- Work order submissions and there completions in a timely manner.
- Corrective Maintenance (furniture, fixtures, etc)
- Assist in security measures of properties.
- Key Management to buildings
- Supervision over custodial, volunteers, and community service staff
- Supervision and direction of all janitorial personnel in assigned territory
- Ordering and inventory of supplies
- Move, install, and assemble equipment and furniture for administrative and service needs
- Maintain, organize, and clean all vehicles, equipment, and any maintenance work areas
- Provide service for seasonal needs and special assignments such as snow removal and storm damage repairs.
- Quality Inspections for fire hazards or unsafe conditions.
- Routine Maintenance on workout equipment.
- Basic carpentry and electrical to minimize costly repairs if outsourced.
- Self-starting in organization and cleanliness of warehouse and other rented facilities.
- Grounds keeping/Maintenance to assure general appearance, cleanliness, and safe conditions for main facility and thrift store.
- Facilitate with supervisors, committees to keep properties safe and healthy.
- Facilitate duties to promote special events.
- Flexibility for on-call emergency maintenance situations

EDUCATION AND EXPERIENCE
High School diploma or equivalent preferred with post-secondary education in related field. Both education and experience are preferred.
Basic arithmetic functions are an integral part of certain essential functions.
Must have experience in maintenance, construction, minor repairs and supervisory roles. Grounds keeping and HVAC experience is also expected with commercial experience preferred.

While performing the duties of this job, the employee is regularly required to sit; use hands to finger, handle or feel; reach with hands and arms; and talk or hear. The employee is often required to stand; walk; climb or balance; stoop, kneel, crouch, or crawl; and taste or smell. The employee must regularly lift and/or move up to 50 pounds. Specific vision abilities required by this job include vision, distance vision, color vision, peripheral vision, depth vision, and ability to adjust focus.
