As a Property Manager, your primary responsibilities include:
Manage all aspects of assigned property/properties
Inspect and arrange maintenance to meet standards
Maintain a positive, productive relationship with tenants
Negotiate lease/contracts with contractors in a timely and reliable manner
Advertise and market vacant spaces to attract tenants
Collect receivable accounts and handle operating expenses
Manage annual budgets for property/properties
Oversee properties’ personnel and assess their performance
Source and build relationships with prospective clients to expand business opportunities
Update job and market knowledge
Leasing and Tenant Relations
Maintain a positive, productive relationship with current and future tenants
Conduct tours, perform follow up communication, and diligently pursue the close of the lease with prospective residents
Coordinate new residents' move-in, obtaining signatures for completion of lease paperwork
Create and maintain resident move-in and move-out procedures
Educate residents on policies and community rules
Enforce community rules by responding to violation complaints during office hours, sending violation notices, and completing necessary follow up
Maintain the organization of office files and systems containing leasing and resident information
Greet prospective residents, qualify prospective students for residency, and determine any resident's needs
Promptly answer and return incoming calls and emails regarding apartments and availability
Validate application information and references for our student housing, market-rate, and affordable housing projects
Operations & Maintenance Management
Supervise maintenance technicians and work orders
Supervise temporary contractors during turnovers
Perform unit inspections
Inspect and arrange maintenance to meet standards
Report any observed or received maintenance requests to facilities staff and ensures appropriate steps are taken to resolve the issue, checking in with residents regarding the work order and other requests
Collaborate with the maintenance team to send notice of entry and complete inspections of apartments when necessary
Coordinate with outside vendors to complete work on-site as needed.
Manage the turnover of all units, including coordinating with painters, cleaners, and maintenance teams.
Team & Office Management
Interview, hire, and onboard direct report employees
Co-coordinate and participate in the company's training, activities, and events
Execute sales, marketing, and operational activities to achieve projected occupancy and customer retention goals
Financing & Accounting Management
Manage the financial performance of the property, including revenue, budget, and P&L reports
Collect receivable accounts and handle operating expenses
Accomplish financial goals and report periodically on financial performance
Co-develop and manage annual budgets by forecasting requirements and analyzing variances, data, and trends
Assist LMI's Accounting team in rent collection by processing payments and entering data into Appfoio
Track past due accounts; send late payment notices and negotiate payment plans with residents
Marketing
Propose and implement creative marketing strategies, including social media advertising
Advertise and market vacant spaces to attract tenants
Perform marketing activities for available apartments, including print and web-based advertising and leasing events, promotions, and handing out marketing material to prospective Tenants
Organize events for current tenants to increase customer satisfaction and tenant retention
An ideal candidate will have:
High school diploma or general education degree (GED)
3-5 Years in Residential Property Management Required
1-3 Years in Supervisory Role required
Full understanding of property management and its financial aspects.
In-depth knowledge of all rules and regulations surrounding property management.
Affordable Housing rules and regulation knowledge is preferred.
Prior Lease-up experience.
A strong leadership track record.
An impeccable client and customer relationship track record.
Revenue, budget, and P&L management experience.
Proficiency with industry software (Appfolio preferred).
Strong financial skills with a basic knowledge of generally accepted accounting principles.
Competency in MS Office, including Excel, and relevant databases and software.
Outstanding communication skills, both written and verbal.
Excellent time management and organization skills.
