Superintendent Position Description

Reports To: Director of Field Operations

Position Summary

The Superintendent is responsible for coordinating all on-site construction activities and supervising field personnel to ensure the successful completion of multifamily construction projects on schedule and within budget. The role involves daily management, planning, scheduling, and overseeing third-party subcontractors. The Superintendent is tasked with ensuring construction quality and adhering to contract documents while fostering long-term relationships with trade partners, owners, and developers. Successful candidates will have experience in multifamily construction and exemplify Live Oak Contracting's core values.

  • Project Management Team ? Coordination on project schedule and compliance.
  • Safety Manager ? Ensure safety protocols are followed on-site.

External:

  • Client, Engineer, and Architect - To develop and maintain a good working relationships and support the project team in client communications.
  • Subcontractors and vendors ? To ensure the delivery, installation, and adherence to schedule and safety requirements.
  • Local Authorities - Ensure compliance with permits and inspection requirements.

Supervisory Responsibilities

  • The Superintendent directly supervises all field personnel, subcontractors, and vendors on the construction site. This role involves providing leadership, guidance, and on-the-job training to Assistant Superintendents and Project Engineers.
  • In conjunction with the Project Manager, the Superintendent directs the project from conception to completion by deciding on types of construction, use of materials, construction schedules, methods, meetings, and budgets.

Essential Functions

Essential functions, include, but are not limited to the following:

  • Performing administrative duties during the project pre-construction phase such as:
    • Reviewing plans, specifications, and drawings, providing input as needed.
    • Assisting with development of alternative solutions for cost, scheduling, maintenance, etc.
    • Creating project mobilization plan in collaboration with Project Manager.
    • Establishing, in conjunction with the Project Manager, the project schedule, detailed estimate, and staffing.

  • Supervising the construction phase of the project by:
    • Directing all field personnel and subcontractors to achieve completion of the project on schedule, within budget, with quality workmanship that conforms to original plans and specifications.
    • Identify, define, assess, and mitigate risks and issues.
    • Resolving unfavorable variances from established budgets or schedules.
    • Working with local officials to schedule inspections and re-inspections as necessary throughout project.
    • Promoting job site safety, encourage safe work practices, and rectify jobsite hazards immediately.
    • Administering on-site safety meetings weekly with subcontractors.
    • Maintaining a clean and organized job site, including material lay down areas, interior of buildings, and construction trailer.
    • Walking the project on a regular basis to enforce company standards for construction and to ensure a quality product upon completion.
    • Communicating proactively and effectively, focus on customers, and display a high level of professionalism, honesty, and integrity.
    • Representing the organization to employees, subcontractors, clients, and communities by demonstrating the organization's mission, vision, and core values.
    • Providing leadership, mentoring, and on-the-job training opportunities for the team.
  • Managing the completion of all project close-out activities including:
    • Completing items from corrective action lists and punch lists.
    • Obtaining necessary licenses and occupancy permits.
    • Preparing final documentation.
  • Developing and maintaining good relationships with clients, architects, subcontractors, and vendors.
  • Assuming primary responsibility for overall project quality, schedule, and profitability.
  • Accessing all areas of a project by climbing stairs, ladders, scaffolds, etc. to survey it to evaluate the process of the construction for compliance with plans and specifications.
  • Continually improving individual technical and administrative skills.
  • Willing to travel away from home for extended periods of time and ability to work nights and weekends as needed.

Required Competencies

  • Leadership: Strong leadership skills to effectively lead subcontractors and field personnel while fostering a collaborative team environment.
  • Planning and Organization: Strong strategic planning skills and the ability to coordinate and integrate multiple aspects of construction projects to meet deadlines, minimize conflicts, resolve discrepancies, and ensure exceptional results.
  • Technical Proficiency: Thorough understanding of construction means and methods, building code, scheduling software, and project documentation processes.
  • Scheduling: Proficiency in creating and maintaining project schedules, ensuring timely progress and addressing any delays.
  • Risk Management: Ability to identify potential risks and implement mitigation strategies to minimize impact on projects.
  • Communication: Excellent verbal and written communication skills to interact effectively with internal and external stakeholders, including clients, architects, subcontractors, and vendors.
  • Problem-Solving: Strong analytical and problem-solving skills to address on-site challenges promptly and efficiently.

Required Qualifications

  • Education: High School Diploma or GED required.
  • Experience: Minimum of 5 years of experience as an Assistant Superintendent in multi-family, student housing, or related field.
  • Licenses: Valid driver?s license and the ability to travel as required.

Work Environment & Physical Demands

Work is performed primarily at construction sites.

  • Exposure to construction site conditions, including noise, dust, and varying weather conditions.
  • Ability to monitor project progress by walking, standing, climbing, bending, and navigating uneven terrain to regularly inspect buildings.
  • Adherence to safety protocols and regulations to maintain a safe working environment for all personnel.
  • Use standard office equipment such as computers, phones, and photocopiers.
  • Ability to sit, stand, and walk for extended periods of time, often while being exposed to various weather conditions and environmental elements on active construction sites.
