REAL ESTATE DEVELOPMENT POSITION :

We are looking for an ambitious and energetic Business Development Manager who will lead and strengthen our Corporate Real Estate Business Development team focused on expanding our investment portfolio. While this team’s current focus is on pursuing new business lease projects with the General Services Administration and Department of Veterans Administration, we are seeking a dynamic person who could also diversify our portfolio into other types of investment and development opportunities.

CORPORATE BACKGROUND :

West Second Street Associates (WSSA) was founded in 1995 as a real estate development company with its core business developing build-to-suit office facilities for the Federal Government.  Since its founding, WSSA has developed approximately 40 facilities for the Federal Government around the U.S.  WSSA has become a well-recognized and reputable leader in the “government leasing” space with strategic relationships throughout this niche industry.

WSSA has diversified and pivoted into many other properties and property types such as CBD office, Industrial, Retail, and Multifamily and currently owns a well-diversified portfolio across many property types and regions.

DUTIES :

  • The Development Manager will play a critical role for the company to oversee the business development process while focusing on the pursuit of GSA and VA leases.
  • Become experienced with the Site Selection process. This includes familiarization with various databases such as CoStar, Google Earth, GSA and VA Lease Inventories, FEMA Flood Plain models, Municipal Appraisers Parcel Maps, and others as they become available or are in use.
  • Become experienced with the Site Submission Package process and timeline. Assist in the generation of certain documents under the direction of Team Members, such as Exclusive Authorizations, Purchase Agreements and others as assigned.
  • Source acquisition and development opportunities that align with WSSA’S investment objectives and guidelines. Demonstrate targeted market expertise required to analyze market conditions and generate investment opportunities.
  • Analyze key property and market information from deal leads, brokers, property managers, Seller’s Offering Memoranda, Auction and REO databases. Develop relationships with these stakeholders to source and capitalize investment opportunities.
  • Partner with brokerage and service line professionals to respond to RFPs and create presentation materials for new business pursuits. Support new business development at various stages of the sales cycle through initiatives and deliverables that enhance client touchpoints, with an emphasis on scalability.
  • Additional tasks and responsibilities as assigned.

QUALIFICATIONS :

  • The ideal candidate will possess knowledge of the commercial real estate industry as well as some knowledge of the commercial development process from site identification, municipal entitlements, construction, and finance.
  • Strong project management, organizational, and critical thinking skills.
  • Specific experience with GSA and VA leasing would be ideal but not mandatory.
  • Ability & experience in negotiating property acquisitions.
  • Ability and experience conducting site due diligence.
  • In-depth knowledge (preferable) of the National Real Estate Industry, trends, and opportunities

  • COMPUTER :

  • Advanced experience in Microsoft Office Suite (Microsoft Excel, Word, PowerPoint, Outlook, etc.), and Adobe Creative Suite (InDesign, Photoshop, Illustrator).
  • Proficiency in coordinating and updating shared file formats. Operate basic office equipment such as copier, fax and adding machine.
  • COMMUNICATION :

  • Ability to read, write, speak, and understand English well. Excellent grammatical and spelling skills necessary.  Ability to generate, circulate and interpret professional communications. Ability to keep matters confidential.
  • Ability to convey, interact, persuade over the phone. Deal with Property Owners, Commercial Brokers, Vendors, and other professional staff. Excellent phone etiquette skills are important.
  • DEVELOPMENT ANALYSIS :

  • Ability to read and interpret documents such as LOIs, Purchase Agreements, Property Listings. Ability to write reports and business correspondence.
  • Ability to analyze real estate investment deals, build and understand fundamental financial analysis of an acquisition especially utilizing excel.
  • Ability to compute rate, ratio and percentages and calculate figures and amounts such as discounts, interest, commissions, and area.  Ability to draw and interpret bar graphs.

  • Ability to apply common-sense understanding to carry out instructions in written, oral or diagram form.
  • Ability to define and solve practical problems, collect data, establish facts, and draw valid conclusions.
  • Ability to organize and plan effectively and ability to think analytically to solve problems and make proper decisions.
  • EDUCATION / EXPERIENCE :

  • Undergraduate or Graduate degree in Finance or Real Estate with 4 years of relevant work experience, of which 3 years are in commercial real estate investment analysis; Master’s degree preferred.
  • Proven and extensive experience will be considered ilo of educational qualifications referenced above.
