Construction Superintendent

Job Overview:

We are seeking an experienced Superintendent to lead and oversee the construction of multifamily home projects, including apartment complexes, townhouses, and mixed-use developments. The ideal candidate will be responsible for managing daily site operations, ensuring that projects are completed on time, within budget, and to the highest standards of safety and quality. You will coordinate with subcontractors, manage field teams, and ensure smooth project execution from start to finish, all while adhering to building codes, safety regulations, and client expectations.

Key Responsibilities:

• Project Oversight: Lead the day-to-day operations of multifamily home construction projects, including apartment buildings, townhouses, and mixed-use developments. Ensure that all work is completed according to plans, specifications, and timelines.
• Team Leadership: Supervise, motivate, and manage field crews and subcontractors to ensure high productivity, safety, and quality throughout the project.
• Scheduling & Coordination: Develop, maintain, and update project schedules, coordinating the timing of various trades and teams to ensure efficient work flow and timely completion.
• Safety Management: Enforce safety standards and regulations, conduct regular safety meetings, and ensure that all safety protocols are adhered to on-site.
• Quality Control: Monitor and ensure the quality of all work performed on-site, making sure it meets company standards, client expectations, and local building codes. Address any quality deficiencies promptly.
• Budget & Cost Control: Manage project costs and ensure the work stays within budget. Monitor labor, materials, and equipment expenses, and find opportunities for cost-saving without compromising safety or quality.
• Client & Stakeholder Communication: Serve as the primary point of contact for project managers, clients, architects, and other stakeholders. Provide regular updates on project status, timelines, and resolve any issues or delays.
• Problem-Solving: Identify and resolve challenges such as delays, design changes, or coordination issues, ensuring minimal impact on the project’s timeline and quality.
• Documentation & Reporting: Keep accurate records of daily activities, work completed, materials used, and any issues encountered. Submit regular progress reports to project managers and ensure all documentation is up to date.

Qualifications:

• 5 years of experience as a Superintendent or in a similar leadership role in multifamily home construction or large residential projects.
• Strong knowledge of construction processes, including scheduling, budgeting, quality control, and safety standards specific to multifamily housing projects.
• Proven experience managing multifamily projects such as apartment complexes, townhouses, or mixed-use developments from start to finish.
• Ability to lead and manage large teams, subcontractors, and multiple trades while ensuring efficiency, quality, and safety.
• Excellent communication and interpersonal skills, with the ability to effectively collaborate with clients, project managers, and other stakeholders.
• Strong organizational and time-management skills to prioritize multiple tasks and meet deadlines.
• Proficient in project management software and construction tools.
• Knowledge of OSHA regulations and safety practices in residential construction.
• Ability to read and interpret blueprints, construction drawings, and building codes.
