Pre-Construction Manager
Overview
Pre-Construction Manager leads estimating and pre-construction efforts for commercial projects. This role requires expertise in cost analysis, value engineering, and risk assessment while collaborating with internal teams and external partners to support business growth and successful project execution.
Key Responsibilities
- Develop competitive bids by reviewing project plans, specifications, and construction documents.
- Assess project scope, identify risks, and determine accurate pricing for labor, materials, and equipment.
- Perform detailed quantity take-offs based on construction methods and cost history.
- Evaluate subcontractor and supplier proposals to ensure competitive pricing.
- Prepare project budgets, bid proposals, and cost-saving recommendations.
- Create pre-construction and construction schedules in coordination with project teams.
- Assist in contract negotiations and procurement strategies.
- Develop responses to RFPs that align with company capabilities and client needs.
- Collaborate with project managers, designers, and clients to refine scopes of work and execution plans.
- Build and maintain relationships with subcontractors, suppliers, and industry professionals to stay updated on pricing and market conditions.
- Support business development efforts by participating in client meetings and proposal presentations.

Education & Experience
- Bachelor’s degree in Construction Management, Civil Engineering, or a related field.
- 10 years of experience estimating commercial construction projects valued between $5M and $50M.
- Experience with design-build, negotiated, and competitive bid projects.
- Familiarity with cloud-based construction management tools (e.g., Procore, PlanGrid) is a plus.
- Proficiency with estimating software such as Timberline, Sage Estimating, or Bluebeam.
- Strong knowledge of construction practices, methods, and industry standards.
- Ability to manage multiple projects and meet deadlines.
- Valid driver’s license required.
Working Conditions
- Ability to lift up to 30 pounds when necessary.
- Combination of sitting and standing for extended periods.
