Job Summary: Building and Grounds is responsible for maintaining the cleanliness and aesthetic condition of the facility's interior and exterior. This includes performing painting tasks to ensure equipment, walls, and machinery remain in optimal condition, as well as grounds maintenance duties to ensure the exterior areas of the facility are well-kept. The ideal candidate will be detail-oriented, demonstrate strong safety practices, and be able to work independently and collaboratively
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:
- Disassemble and clean production equipment after each production run to ensure sanitary conditions.
- Perform grounds maintenance, which could include equipment to aid in pruning, weeding, and sweeping around the facility’s exterior.
- Routine cleaning of debris for all roof and ground gutters on office and plant structures.
- Pest control inside and outside office a plant perimeter.
- Empty trash and waste containers, ensuring proper disposal and recycling.
- Ensure the cleanliness and safety of outdoor spaces, such as parking lots, loading docks, walkways.
- Clean and sanitize high-touch surfaces in production areas to ensure compliance with health and safety standards.
- Clean, sand, scrape, and prime surfaces (metal, concrete) for optimal paint adhesion.
- Apply paints, coatings, and sealants to production equipment, walls, floors, and machinery using brushes, rollers, and spray equipment.
- Ensure the proper application of protective coatings to prevent rust, corrosion, and surface deterioration.
- Touch-up painted surfaces to address wear or deterioration, maintaining the facility’s standards.
- Regularly inspect painted surfaces and reapply coatings as necessary to prevent rust, corrosion, and surface damage.
- Track materials used, areas treated, and any specific requirements related to surface types or equipment.
- Follow all safety protocols when handling paints, chemicals, and cleaning agents, to minimize exposure to fumes and hazardous materials.
- Maintain a safe and organized work environment, adhering to lock-out/tag-out procedures during cleaning and painting tasks.
- Report any safety hazards or equipment malfunctions promptly to supervisors to prevent risks in the facility.
- Safely operate and maintain groundskeeping equipment.
- Perform other duties as assigned by the Maintenance Manager.
QUALIFICATION REQUIREMENTS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
EDUCATION AND/OR EXPERIENCE: Position requires general manual dexterity, basic math skills, and mechanical aptitude. A high school diploma or equivalent is required, along with one to two years of related experience or training, or an equivalent combination of education and experience. Previous experience in industrial painting, coatings, or sanitation is prefered but not required. Familirity with surface preparation techniques (e.g, sanding scraping, priming) and applying coatings, paints, and sealants is a plus. Knowledge of safety protocols for handling industrial-grade paints and chemicals is essential. The ability to safely operate cleaning equipment (such as pressure washers and scrubbers) is required. The role also requires the ability to lift up to 45 pounds, stand for extended periods, and maintain strong attention to detail while working independently with minimal supervision. Flexibility to work varied hours of shifts as needed by the production schedule is expected.
LANGUAGE SKILLS: Ability to read and interpret technical procedures, safety guidelines, and regulations. Able to communicate effectively with managers, clients, and staff.
REASONING ABILITY: Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

While performing the duties of this job, the employee is occasionally required to stand, walk, sit, use hands and fingers to, handle or feel, reach with hands and arms, and climb or balance. The employee must frequently lift and/or move up to 30 pounds and occasionally lift and/or moveup to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. Ability to stand, kneel, bend, and lift heavy objects. Comfortable working at heights and in confined spaces for painting tasks (if required). Exposure to dust, fumes, and chemicals related to cleaning and painting tasks. Comfortable working in a fast-paced, production-oriented environment.
