What are the responsibilities and job description for the Maintenance Director position at Loudonville Assisted Living Residence?
The Loudonville Assisted Living Residence is a privately owned and operated 80-bed assisted living facility in Albany, NY. We are a rewarding, fun and collaborative community looking for a Maintenance Director to oversee the overall maintenance operations at our facility.
This is a leadership role requiring strong organizational skills, technical expertise, and a hands-on approach to maintaining a safe, clean, and functional environment for our residents and staff. This is a hands-on management position.
Key Responsibilities
- Supervise and perform general maintenance, repairs, and upkeep of the facility, including electrical, plumbing, HVAC, and general building systems.
- Lead and manage the maintenance/housekeeping departments, ensuring the building is properly staffed at all times, including holiday's and weekends.
- Manage and coordinate outside contractors and vendors for large-scale maintenance and repair projects.
- Regular inspections of interior, exterior and resident rooms.
- Prepare vacant rooms for incoming residents.
- Manage work orders requests for service.
- Oversee snow removal operations during winter months to ensure clear and safe walkways, driveways, and parking areas using equipment such as a Kubota SVL 65 with an 8’ pusher and rotating hydraulic broom.
- Develop and implement preventative maintenance schedules for building systems and equipment.
- Ensure compliance with all safety regulations, building codes, and health standards.
- Respond promptly to maintenance requests and emergencies, including after-hours needs as required.
- Maintain accurate records of maintenance tasks, inspections, and inventory.
- Monitor inventory of materials and equipment.
- Collaborate with other departments to address maintenance needs promptly.
Qualifications
- Previous experience in a maintenance management role, preferably in an assisted living or healthcare setting.
- Proficiency in snow removal equipment operation and maintenance.
- Strong knowledge of building systems, mechanical repairs, and facility management.
- Strong communication skills for effective interaction with staff and residents.
- Ability to troubleshoot electrical systems and fire systems.
- The ability to lift up to 50 pounds.
- Valid drivers' license.
- Computer literacy.
