This role focuses on managing maintenance operations for occupied properties, troubleshooting issues, and coordinating tasks with the maintenance team to ensure all work is completed to a high standard.

Duties and Responsibilities:

  • Monitor staff assignments and provide feedback to the Property Manager
  • Monitor material and supply inventories; submit order requests to the Inventory Manager
  • Perform after-hours emergency service and dispatching on a scheduled or rotating basis.
  • Assist with monitoring contracted work assignments, providing contractor walk-throughs, and verifying work is completed to standards.
  • Respond to work orders submitted by tenants or staff members and complete all assigned work in a timely manner.
  • Diagnose and resolve issues with electrical systems: Troubleshoot problems such as faulty wiring, malfunctioning outlets, light switches, or circuit breakers. Repair or replace components as necessary to restore power or ensure proper functionality.
  • Identify and fix plumbing problems: Address issues like clogged drains, leaking faucets, low water pressure, running toilets, or malfunctioning water heaters. Perform necessary repairs or replacements to restore proper water flow and function.
  • HVAC system troubleshooting: Inspect heating and cooling systems, including furnaces, air conditioning units, and thermostats. Diagnose issues such as poor airflow, inadequate heating/cooling, or unusual noises, and perform repairs or recommend replacements as needed.
  • Appliance troubleshooting and repair: Diagnose malfunctions in household appliances such as refrigerators, dishwashers, washers, dryers, and stoves. Repair or replace faulty parts to ensure the appliances operate efficiently.
  • Address carpentry-related issues: Troubleshoot and repair damaged doors, windows, trim, and cabinetry. This includes fixing issues with door hinges, locks, or misaligned windows and performing repairs on broken furniture or cabinets.
  • Roof and gutter troubleshooting: Inspect for leaks, missing shingles, or clogged gutters and downspouts. Perform basic repairs or recommend more extensive solutions if necessary.
  • Water intrusion and moisture control: Identify the source of leaks, water damage, or moisture buildup in basements, attics, or walls. Implement solutions such as sealing cracks, improving drainage, or repairing damaged waterproofing materials.
  • Drywall repairs and patching: Diagnose and repair cracks, holes, or other damage in walls and ceilings caused by settling, water damage, or accidents. Ensure proper surface preparation and finish.
  • Troubleshoot flooring issues: Inspect and repair damaged or uneven flooring, including hardwood, tile, vinyl, or carpet. Address issues like squeaky floors, loose tiles, or water damage.
  • Window and door sealing: Identify drafts or issues with insulation around windows and doors. Replace or repair seals, weatherstripping, or caulking to improve energy efficiency.
  • Inspect and fix ventilation issues: Ensure proper ventilation in bathrooms, kitchens, attics, and other spaces. Diagnose and repair issues like clogged vents or broken exhaust fans.
  • Pest-related troubleshooting: Address entry points for rodents or insects and perform basic repairs to prevent infestations, such as sealing cracks or gaps and replacing damaged window screens.
  • Troubleshoot security systems and locks: Diagnose problems with home security systems, door locks, or window locks. Repair or replace malfunctioning locks, doorbells, or security sensors.
  • Conduct daily inspections of properties and grounds to identify maintenance needs; communicate information to team members and the Maintenance Manager.
  • Utilize the work order system to ensure that materials, job codes, and labor hours are properly recorded; complete appropriate documentation for all maintenance tasks.
  • Repair and maintain ground maintenance equipment, automotive, and motorized equipment.
  • Meet all job safety requirements and applicable OSHA safety standards.
  • Perform other duties as assigned.

Education and Experience:

  • High School Diploma or GED equivalent.
  • Minimum of four (4) years of experience in construction or property maintenance, or vocational training focusing on carpentry, plumbing, and electrical repairs.
  • Trades certifications or licenses, such as Journeyman Plumber, Electrician, and HVAC, are preferred.
  • Valid Ohio or Michigan driver’s license and insurable under the company’s plan.
  • Excellent communication and customer service skills

Technical Skills:

  • Ability to operate a variety of applicable handheld tools and devices.
  • Willingness to learn other programs as required by assigned tasks.

Physical Demands:

  • The employee must frequently travel to various properties to perform maintenance work.
  • Daily movements include sitting, standing, reaching, operating handheld tools and machinery, moving about properties, and attending meetings.
  • Must occasionally transport up to 50 pounds.

Work Environment:

  • The position works primarily at residential properties, which may involve exposure to varying temperatures and weather conditions.

Job Type: Full-time

Pay: $23.00 - $26.00 per hour

Expected hours: No less than 40 per week
