POSITION SUMMARY:
As a Compliance Specialist, you will play a pivotal role in maintaining the integrity of our affordable housing program(s) compliance and adherence to NCHA Operation policies. Successful candidate in this role will come with a certified COS, and HCCP (or equivalent). Position includes traveling in NC up to 40%.

ESSENTIAL DUTIES AND RESPONSIBILITIES
- Heavy travel to properties maybe required
- The Compliance Specialist must be well versed in affordable housing, an excellent in-depth content knowledge and ability to train staff on HUD PIH, IRS Section 42 (LIHTC program), as well as function, including but not limited to:
- Reviewing Tenant Selection Plans, Preparing UA schedules, eligibility, waiting list processes, citizenship rules, student rules, income, assets, allowances, next available unit rule, vacant unit rules, transfer rules, reasonable accommodations, EIV reporting and discrepancy functions, fair housing, limited English proficiency, HAP processes, rent schedules and utility allowance processes.
- The Compliance Specialist responsibilities will include File review, compliance monitoring, conducting audits, overseeing reporting and record keeping.
- Quality control, Training and Development
- Adherence to Property Management Rules, Regulations and Guidelines
- Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s)
- Complies with LSA's safety and risk-management policies by attending and participating in the property's routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
- Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s).
- Conduct all business in accordance with company policies and procedures, Fair
- Housing, Americans with Disabilities Act and all other laws pertaining to the apartment.
Qualifications
- NC Tax credit experience, and expert level on RCRS (NCHFA’s compliance reporting system) If they don’t know what RCRS is, they don’t have the experience we need.
- HUD Project Based Section 8 Experience
- TRACS experience
- Advanced EIV experience
- EIV Administrator experience a
- File Review experience for all programs
- RealPage Experience a
- Min 5 years of multi-family management experience
- Min 5 years LIHTC and HUD certification and compliance.
- Min 5 years' experience with Project Base Section 8
- Tax Credit (LIHTC) certification/HUD experience.
- Min 3 years in Microsoft Officed Suite
- Advanced knowledge of HUD policies and procedures
- Proficient in HUD EIV and HUD MOR requirements.
- Ability to renew Affirmative Fair Housing Marketing plans.
- Lease up Experience is a plus.
- Willing to make regular on-site visits.
- Affordable Housing certifications.
- Adhere to tight deadlines and quick turnaround for deliverables.
- Ability to work collaboratively in a dynamic environment where adaptability is imperative.
- Ability to travel 60%.
