Supervisory Responsibilities
Supervises and orients individuals assigned to department.
DUTIES
- Directs, coordinates and monitors a variety of building facilities maintenance functions including building security
- Prepares and maintains a variety of building maintenance records and reports.
- Assists with the development of contracts and bid specifications.
- Coordinates construction project meetings and planning including tracking costs.
- Maintains, updates, and trains staff on the Preventative Maintenance software as assigned.
- Coordinates the completion of work orders as directed by Capital Projects Manager
- Monitors activities to ensure compliance with all applicable rules, regulations, laws, policies/procedures, and
- Prepares purchase requisitions for maintenance related items.
- Assists the Capital Projects Manager with the annual budget process.
- Processes timesheets and maintains records of leave usage as assigned.
- Develops and provides training on annual maintenance schedules, preventative maintenance, and, HVAC systems
- Ensure that equipment and facility are maintained in a safe, operable condition, and arrange for replacement or
- Assists with developing department employee relations by continued communication of all information affecting
- Participate in the development of procedures in the development of procedures and corrective actions.
- Assigns and maintains all phases of alarm lock security systems.
- Supervises and performs work in the maintenance, construction, HVAC systems and repair as assigned to other
- Supervises work of maintenance and custodial employees including performance management and employee
- Helps to conduct ongoing strategic assessment of maintenance and custodial operations in cooperation with Capital
- Supervises work in the repair and rebuilding of boilers, furnaces, fire boxes and HVAC systems.
- Assures work is performed in accordance with all regulations and standards (i.e., safety codes, OSHA, ADA, etc.)
- Prepares or secures cost estimates for needed repairs and construction and makes recommendations to the Capital

- High school diploma or GED. Associates Degree preferred.
- Five (5) years of facility maintenance experience
- One (1) year of supervisory experience required.
- Understanding of mechanical, electrical, and utility systems including boilers is preferred.
- Valid Driver’s License with acceptable driving record
- Training as required by the Board and DODD
- Requires reliable transportation.
- Requires the ability to lift up to 75 pounds.
- require passing written examinations of Building Construction at 70% or higher and Building Trades Maintenance
- Requires passing basic Electronic Mail, Microsoft Excel and Word proficiency tests at 70% or higher.
An employee in this classification, under the supervision of the Capital Projects Manager, supervises and performs a variety of duties related to preventative and building maintenance and work order system.
