Supervisory Responsibilities
Supervises and orients individuals assigned to department.

DUTIES

70%
  • Directs, coordinates and monitors a variety of building facilities maintenance functions including building security
and safety.
  • Prepares and maintains a variety of building maintenance records and reports.
  • Assists with the development of contracts and bid specifications.
  • Coordinates construction project meetings and planning including tracking costs.
  • Maintains, updates, and trains staff on the Preventative Maintenance software as assigned.
  • Coordinates the completion of work orders as directed by Capital Projects Manager
  • Monitors activities to ensure compliance with all applicable rules, regulations, laws, policies/procedures, and
collective bargaining agreements.
  • Prepares purchase requisitions for maintenance related items.
  • Assists the Capital Projects Manager with the annual budget process.
  • Processes timesheets and maintains records of leave usage as assigned.
  • Develops and provides training on annual maintenance schedules, preventative maintenance, and, HVAC systems
and software.
  • Ensure that equipment and facility are maintained in a safe, operable condition, and arrange for replacement or
upgrades.
  • Assists with developing department employee relations by continued communication of all information affecting
them and through the conduct of monthly safety meetings.
  • Participate in the development of procedures in the development of procedures and corrective actions.
  • Assigns and maintains all phases of alarm lock security systems.

  • Supervises and performs work in the maintenance, construction, HVAC systems and repair as assigned to other
Board facilities.
  • Supervises work of maintenance and custodial employees including performance management and employee
development. Schedules, coordinates and assigns work tasks.
  • Helps to conduct ongoing strategic assessment of maintenance and custodial operations in cooperation with Capital
Projects Manager.
  • Supervises work in the repair and rebuilding of boilers, furnaces, fire boxes and HVAC systems.
  • Assures work is performed in accordance with all regulations and standards (i.e., safety codes, OSHA, ADA, etc.)
  • Prepares or secures cost estimates for needed repairs and construction and makes recommendations to the Capital
Projects Manager.

  • Works with managers and maintenance staff to identify needs and implement repairs, construction, and other
maintenance needs.
  • Assists with coordination of snow removal.

  • Assigns work orders to staff for the Wynn Rd. properties.
  • Performs special projects as assigned.
  • Performs other related duties as required.
  • May be required to drive an agency vehicle to transport materials, merchandise and equipment to and from facilities
and businesses.
WORKING CONDITIONS
  • Position may involve exposure to individuals with medical and behavioral risks.
  • Considerable activities involving physical exertion in lifting, pushing, climbing, fluctuating climate conditions and
may encounter dirt, dust and paint fumes.
  • Must be able to work flexible schedule including days, afternoons, evenings, and weekend work as needed.

  • Knowledge and ability to operate personal computer, applications software, and basic office equipment.
  • Knowledge of business and public agency practices and procedures.

  • Knowledge of database management and maintenance concepts.
  • Ability to work independently.
  • Effective organizational and responsive communication skills.

and Management Practices."

QUALIFICATIONS, EDUCATION & EXPERIENCE REQUIREMENTS
  • High school diploma or GED. Associates Degree preferred.
  • Five (5) years of facility maintenance experience
  • One (1) year of supervisory experience required.
  • Understanding of mechanical, electrical, and utility systems including boilers is preferred.
CERTIFICATION, REGISTRATION AND LICENSURE
  • Valid Driver’s License with acceptable driving record
TRAINING
  • Training as required by the Board and DODD
OTHER
  • Requires reliable transportation.
  • Requires the ability to lift up to 75 pounds.
  • require passing written examinations of Building Construction at 70% or higher and Building Trades Maintenance
at 70% or higher, with an overall test average of 70%.
  • Requires passing basic Electronic Mail, Microsoft Excel and Word proficiency tests at 70% or higher.


An employee in this classification, under the supervision of the Capital Projects Manager, supervises and performs a variety of duties related to preventative and building maintenance and work order system.
