Position Summary:
The Maintenance Director is responsible for overseeing and coordinating the maintenance and repair operations of all building systems, equipment, and grounds at the Skilled Nursing Facility (SNF). This role ensures that the facility remains in compliance with federal, state, and local regulations including Life Safety Code (NFPA 101), OSHA, and CMS standards. The ideal candidate will be a hands-on leader with strong organizational skills and a proactive approach to preventative maintenance and emergency readiness.
Key Responsibilities:
Supervise and participate in the maintenance, repair, and operation of all building systems including HVAC, plumbing, electrical, and mechanical equipment.
Develop and manage a comprehensive preventative maintenance program.
Ensure the facility is in compliance with all federal, state, and local regulations related to life safety, infection control, and environmental services.
Coordinate and respond to emergency maintenance issues, ensuring the safety and well-being of residents and staff.
Maintain records of inspections, repairs, maintenance logs, vendor services, and equipment warranties.
Collaborate with other department heads to coordinate facility improvement projects and resolve maintenance issues.
Manage the maintenance budget, order supplies, and ensure cost-effective operation of the department.
Oversee maintenance staff: hiring, training, scheduling, and performance evaluations.
Ensure all safety systems, including fire alarms, sprinkler systems, emergency lighting, and generators, are regularly tested and functional.
Participate in facility safety committee meetings and emergency preparedness planning.
Qualifications:
High school diploma or GED required; technical or trade school training preferred.

Minimum 1-3 years of experience in facility maintenance, preferably in a healthcare or long-term care setting.
Supervisory experience required.
Knowledge of NFPA 101 (Life Safety Code), OSHA standards, and state health department regulations.
Ability to read and interpret blueprints, schematics, and technical manuals.
Strong problem-solving skills and attention to detail.
Excellent communication and leadership abilities.
Ability to work flexible hours, including on-call responsibilities.
Physical Requirements:
Ability to lift up to 50 lbs and perform physical tasks such as climbing ladders, bending, stooping, and working in confined spaces.
Must be able to walk, stand, and move around the facility for extended periods.
Optional Qualifications:
HVAC certification, electrical or plumbing license, or related trade certifications.
Experience using facility management software or computerized maintenance management systems (CMMS).
