Job Overview:
The Leasing Specialist is responsible for generating leads while selling and renewing apartment leases in accordance with Company and Fair Housing guidelines. Additionally, the primary role of this position includes professionally and personally greeting prospects, demonstrating the features & benefits of the property, and securing lease agreements.
Key Responsibilities:
Leasing & Resident Relations
- Respond to internet leads, answer prospect calls, and schedule appointments for property tours.
- Greet visitors, including residents, future residents, and internal team members, while providing excellent customer service in both languages.
- Conduct property tours, demonstrate the features and benefits of the community, and secure lease agreements.
- Maintain accurate prospect traffic and leasing data; assist with data entry and tracking of key metrics.
- Follow up with prospects after property tours or application submissions to maintain engagement and drive lease conversions.
- Prepare and submit resident application materials for approval and ensure the application process runs smoothly.
- Collect application fees, deposits, and rent payments, ensuring accurate processing.
- Prepare service requests and ensure they are properly submitted for follow-up.
- Prepare move-in and move-out notices, inspections, and procedures.
- Assist with planning and hosting resident functions and special events to foster community engagement.
- Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve occupancy goals.
- Oversee property listings on relevant platforms and ensure they are up to date and accurately reflect available units.
- Ensure marketing materials and communications are accessible to prospects and residents.

Requirements
Qualifications:
- High School Diploma.
- Minimum of 1 year of experience in leasing, customer service, or sales.
- Ability to be prompt and timely daily.
- Professional appearance.
- Respectful of the boundaries of confidentiality, fair housing laws, and safety.
- Sales skills.
- Excellent written and verbal communication skills.
- Must demonstrate tact and diplomacy.
- Ability to multitask and able to switch between tasks with frequent interruptions throughout the day.
