Summary:
Responsible for custodial maintenance of the interior and exterior of the site building and grounds; Demonstrates the EverTrue mission of “Older Adults Living Life to the Fullest”.
Essential Duties and Responsibilities:
Keeps all interior halls, multipurpose room, elevators, laundry, kitchen and common areas swept, mopped, waxed, and buffed and in carpeted areas, vacuums and shampoos; Daily empties trash from all public and common areas
Makes ready apartments by de-trashing unit, clean appliances, vacuum, shampoo and sanitize carpets, cleans shower tile, lavatory and commode, paint, mop, wax and buff tile floors, change air conditioner filter, cleans drapes and blinds, wipe down cabinets and closets and attends to any other details as necessary; Informs manager the unit is ready for inspection
In inclement weather, keeps floors and entrances to building clean and dry; Removes ice and snow from walkways, driveways and parking areas
Provides outside custodial work with mowing and watering grass, pulling weeds, trimming hedges and removing debris from property
Assists the Maintenance staff on an “as needed” basis such as: moving heavy items, changing light bulbs, and some plumbing problems; Participates in project work such as inventory, replacing air conditioner filters, etc.; Set up and breakdown tables, chairs and other items needed for special events and meetings at the facility.
Provides written and/or verbal reports to the lead maintenance mechanic regarding maintenance or safety issues
Requests supplies to be purchased to perform custodial services and submits to maintenance; May be requested to make purchases at local merchants or to run an errand; Mileage to and from destination is reimbursable with proper documentation
Maintains adequate supplies of paper products and deodorizers in public restrooms
Makes simple repairs to fixtures or equipment
Assists in painting hallways, doors, lounges, offices, fencing and vacant apartments
When working in public areas, posts caution and safety signs for wet floors
Keeps work areas and storage areas clean, with equipment and supplies properly stored
Assists in monitoring the community for any safety and security concerns or alarms that the Community Manager would need to be notified about
Uses equipment and supplies in a safe manner and following OSHA guidelines; Uses proper personal protective devices or clothing, such as gloves, aprons, boots, safety glasses, mask, and back safety belt
Immediately reports any property damage (e.g. graffiti) to the Community Manager and removes as soon as possible
Qualifications, Knowledge, Skills and Abilities:
Education/Experience: No prior experience or education required
Certification/Licensure: No Certification or Licensure required
Language Skills: Ability to read and comprehend simple instructions, short correspondence and memos. Ability to write simple correspondence. Ability to effectively present information in one on one and small group situations.
Must possess the ability to work independently, make decisions and take initiative when circumstances warrant such action
Must be proficient in the use of buffers, waxers, vacuums, lawn mowers, hedge trimmers, weed eaters, alarm systems and housekeeping equipment such as mops, brooms, ladders, plungers and augurs
Must have patience and ability to demonstrate professional behavior in difficult/stressful situations involving residents and their families
Must be able to report back to work if off-duty in the event of an emergency or disaster
