Overview
LUX Residential is seeking a skilled and dedicated Maintenance Technician to join our team. The ideal candidate will possess a strong background in facilities repair and maintenance, with the ability to troubleshoot and resolve issues efficiently, as well as great organizational and interpersonal skills.
This role requires self-direction; time management & prioritization skills; some computer and email aptitude; and finally customer service skills, as you will interact daily with our valued tenants and owners in addressing maintenance needs.
Overview
- Full time (40 hours) at hourly wage.
- Reports to the Director of Property Management.

- Must have own vehicle and basic hand tools.
Responsibilities
- Organize, Schedule and Prepare materials and daily plans for routine Work Orders on properties and units.
- Troubleshoot a wide variety of plumbing, mechanical and electrical systems. Utilize your honed diagnostic and repair skills to fully resolve problems and issues using appropriate methods and tools.
- Maintain accurate records of maintenance activities for each Work Order, including photos, drive time, labor and materials used. Company to provide wireless electronic tablet for this purpose.
- Schedule and perform periodic preventative maintenance inspections to all properties, with timely recommendations reports to the Property Manager.
- Provide excellent customer service by responding promptly to maintenance requests from supervisors, tenants and owners.
- Communicate effectively with other team members to enhance the overall efficiency of Property Management operations.
Qualifications - Educational, Technical, Physical and Interpersonal
- High school diploma or GED required; technical training preferred.
- 2 years of experience in residential maintenance or a related field.
- Strong knowledge of plumbing, electrical, and mechanical systems.
- Ability to troubleshoot and repair various maintenance issues.
- An organized approach and proactive attitude toward handling and scheduling multiple simultaneous service work orders.
- Proficiency with tools and equipment necessary for basic plumbing, mechanical and electrical repairs and maintenance.
- Strong customer service skills, with the ability to communicate effectively in English.
- Finished interior painting skills preferred, but not required.
- Must have driver's license and own transportation. Company to provide full mileage reimbursement for all local travel.
- Must own a set of basic hand tools and power tools. Company to provide any specialty tools and equipment.
- Must have adequate physical strength and stamina to lift and carry up to 50lbs; to climb, bend, crawl in small spaces; as well as adequate vision, manual dexterity and fine motor skills to complete all required work.
- Must have a pleasant demeanor in all dealings with our valued tenants, owners, and partners as well as co-workers.

- Performance based bonus compensation is available for excellence in the following areas: meeting hourly billing goals, achieving positive reviews, and acquiring skills that can become new service lines, such as a Maine certified radon inspector.
