Overview: LV Property Management is looking for an Assistant Property Manager in Rockford, IL! The Assistant Property Manager will partner with the Property Manager and maintenance staff on leasing, resident relations, applications, and day-to-day operational management at one of our apartment properties. Pay: $20-25/hr., depending on experience level

Schedule: Full time, 40 hours per week. Three Saturdays per month are required!

Responsibilities:
- Generate new residents by responding to online inquiries, phone calls, and walk-in visits.
- Show apartments and demonstrate market ready product(s) to close prospects.
- Establish brand loyalty and achieve resident retention goals, ensuring a positive interaction for every resident and prospective resident.
- Walk through property and open units daily to ensure quality presentation.
- Accurately prepare leases; this includes applications, move-in information, lease files, renewal letters, and any other administrative work related to leasing and resident relations.
- Conduct credit checks, reference checks, and periodic market surveys.
- Maintain resident retention by contacting residents on updated renewal reports.
- Review ILS listings and post internet ads for the community.
- Perform move-in inspections and review welcome packet in a timely manner with new residents.
- Input activity on vacancy reports.
- Assist with resident relations - problems and complaints concerning rent payments, service requests, etc.
- Assist with newsletters and promotional flyers and help plan community events.
- Manage collections, renewals, record & deposit rental payments, application fees, security deposits, etc.
- In the absence of the manager, manage and delegate staff for maximum performance of their respective job functions.
Requirements:
- 2 years’ experience in residential Property Management or Leasing.
- Tax credit experience strongly preferred.
- High school diploma or equivalent required.
- Excellent people skills with previous sales, customer service, or hospitality experience.
- Outgoing, friendly attitude, and ability to make others feel welcome and comfortable.
- Excellent verbal and written communication skills.
- Meticulous and organized with the ability to multi-task and problem solve.
- Proficient in Microsoft Office Suite or related software.
Physical Requirements:
While performing the duties of this job, the Assistant Property Manager is required to sit, stand, walk, climb stairs, and use their hands. The employee must lift and carry up to 10 lbs. The specific vision abilities required by this job include close vision. Must be able to travel by auto and operate a motor vehicle.
