What you will do:
- Schedule, monitor and perform preventative maintenance and apartment turns.
- Diagnose problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry walling, exterior structural, and appliances.
- Confirm that work order requests are responded to promptly and professionally.
- Ensure residential units have been turned in a timely and efficient manner, as well as determining if work has been completed properly.
- Provide excellent customer service to prospective and current residents promoting quality living experience.
- Provide on-call service when scheduled and performs emergency maintenance work when required.
- Inspect buildings and grounds to ensure safety and cleanliness, and addresses items that need to be repaired.
- Assist Manager with scheduling and communicating with vendors and contractors.
- Maintain accurate and up-to-date inventory of supplies.
- Partner with Manager to obtain bids from outside contractors, as well as oversee contractor work for completeness.
- Assist with purchasing maintenance supplies for the property while staying within the planned budget.
- Accurately prepare and submit property invoices in accordance with established guidelines.
- Communicate with supervisor regarding the overall maintenance function of the property.
- Participate in Company-provided training such as fair housing, safety, non-discrimination, and harassment prevention.
- Comply with all Company National Standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
- Understand and adhere to all safety policies and procedures.
- Shares availability for emergency on-call.
- Performs snow removal including outside of regular business hours as needed
- Other duties as assigned.
What You Will Need:
- 5 years of maintenance experience
- Strong computer skills with the ability to use electronic communications professionally and efficiently.
- Experience with HVAC, electrical, plumbing, carpentry, drywall, and appliance repairs
- EPA and CPO certification, preferred.
- Excellent customer service skills, strong attention to detail
- High school diploma or GED equivalent
- Must be able to lift a minimum of 50 lbs. and work 8 hour standing shifts.
- Must be available for on call emergencies.
Salary : $20 - $23
