Key Responsibilities
1. Rent Collection & Delinquency Management (Top Priority)
- Proactively manage collections, reduce delinquency, and enforce lease agreements.
- Initiate and follow through with late notices, payment plans, and legal actions when necessary.
- Maintain detailed records of all collection efforts and coordinate with legal teams on evictions.
- Build strong relationships with residents while holding them accountable for timely rent payments.
2. Leasing & Resident Retention
- Drive leasing performance, ensuring occupancy and revenue goals are met.
- Train and mentor leasing staff on sales techniques and closing strategies.
- Monitor market trends and adjust pricing, promotions, and incentives as needed.
- Oversee renewal strategies to minimize turnover and maximize retention.
3. Property Operations & Leadership
- Step in as acting Property Manager in their absence.
- Assist in managing the property’s budget to optimize net operating income (NOI).
- Oversee maintenance scheduling and unit inspections for quality control.
- Ensure compliance with Fair Housing laws and company policies.
- Create a positive, high-performing work environment for staff.
What We’re Looking For
- Proven Experience: Minimum 5 years as an Assistant Manager or Leasing Manager in a multifamily setting (Class B/C preferred).
- Collections Expertise: Demonstrated success in reducing delinquency and improving rent collection rates.
- Leasing Skills: Ability to close leases and boost occupancy.
- Strong Leadership: Experience training and motivating teams to achieve leasing and financial goals.
- Tech-Savvy: Proficient in ResMan (or similar property management software), Microsoft Office, and reporting tools.
- Bilingual (English/Spanish) Preferred: Strong communication skills in both languages are a plus.
Additional Requirements
- High School Diploma (Bachelor’s in Business, Real Estate, or related field preferred).
- Valid driver’s license.
- Ability to work flexible hours, including occasional weekends if necessary.
