This is an Independent Contractor position that receives work assignments from the President and Vice President of M&R Development, RMK Management, and RMK Restoration. The role may involve interaction with various levels of management, including Regional and Property Managers, Maintenance Supervisors, and Vendors.
NEW CONSTRUCTION
Design Review
Review project drawings and documents to assess the design concept and scope, providing written recommendations.

Permit Application Coordination
Assist in the municipal review process and scheduling, liaising with municipal authorities to review permit applications.
- Review site engineering, drainage, and parking requirements

- Evaluate the feasibility of obtaining partial permits to expedite construction
- Track permit status and payments
Utility Agreement Coordination
Collaborate with consultants to establish contacts, obtain agreements, and coordinate service installation schedules.

Bidding Administration & Contractor Selection
Assist in soliciting competitive bids or negotiating with construction managers, contractors, and subcontractors.

General & Specialty Contract Negotiations
Assist in evaluating contracts with legal counsel and prepare agreements for approval and execution.

Environmental Remediation Coordination
Coordinate necessary environmental remediation.

Construction Meetings

- Monitor schedule for manufacturing and delivery of furniture, fixtures, and equipment
Project Reporting
Develop a comprehensive Project Control and Reporting System, offering detailed updates from Executive Summary to Detailed Analysis.
- Focus on Status, Cost, Schedule, Open Items, and Potential Issues/Resolutions
Project Accounting
Assist in preparing the monthly Draw package for presentation to lenders and Title Insurance Companies to ensure timely payment of invoices.
- Collect project invoices
- Review Pay Requests and pending Change Orders
- Obtain Certificate of Completion and Payment Authorization
- Assist with preparing the Client’s Sworn Statement for Title Insurer
- Secure Waivers of Lien and Sworn Statements as required
Construction Close-Out
Ensure proper final completion and close-out of the project, confirming all development goals are met.
- Coordinate documentation confirming building inspections and approvals
- Manage punch lists as work is completed
- Ensure final punch list completion prior to final payment
- Oversee the final project audit and close-out of accounts
Post-Occupancy Administration
Support the transition from construction to a fully completed project ready for occupancy.
- Facilitate meetings and decisions related to the completed project
- Monitor the delivery of warranties and operating information
- Organize larger warranty corrective work during the warranty period
CAPITAL PROJECTS/IMPROVEMENTS
As assigned by the President, responsibilities include:
- Define scope of work for Owner approval
- Solicit bids from contractors
- Review bids for compliance with the scope of work
- Develop and present project budget for Owner approval
- Award and prepare contracts
- Develop project schedule
- Obtain necessary municipal permits
- Coordinate with on-site personnel
- Oversee project progress
- Hold progress meetings as needed
- Provide budget updates
- Approve payments
- Manage change orders
- Close out project, including punch list, site training, and warranties
Qualifications
- 5 years of similar experience
- Strong organizational and project management skills
- Industry knowledge and ability to read blueprints
- Detail-oriented and strong communication skills
