Job Summary
We are seeking a proactive and detail-oriented Leasing Manager to oversee our property leasing operations. The ideal candidate will possess strong administrative skills and a thorough understanding of Fair Housing regulations, LIHTC, Section 8, and property maintenance. This role requires excellent conflict management abilities and proficiency in contract negotiation to ensure smooth leasing processes. As a Leasing Manager, you will play a crucial role in maximizing occupancy rates while providing exceptional customer service to prospective tenants.
This position would work closely with the Director of Asset management and prospective tenants to ensure a positive leasing experience while meeting company goals and objectives.
Duties
- Manage the leasing process from start to finish, ensuring compliance with all legal and regulatory requirements.
- Establish rental rates by surveying local rental rates, reviewing established guidelines and meeting company goals.
- Attract tenants by advertising vacancies, obtaining referrals, highlighting features and benefits during showings of units.
- Support property management team with lease negotiations and collection of security deposits.
- Rigid compliance with Fair Housing, Income testing and LIHTC
- Maintain accurate records of lease agreements, tenant applications, and property maintenance requests.
- Collaborate with the Building Operation Manager to address tenant concerns / service requests promptly and efficiently.
- Support property management team with lease negotiations and collection of security deposits.
- Communicate building updates with our tenants – be that point of contact to help with questions / concerns.
- Support and establish communication with Businesses that inquire about our commercial spaces. To include capital review, rent and fit-up requirements.
- Stay updated on Fair Housing regulations and ensure adherence among staff and tenants.
- Maintain and update our leasing software (AppFolio) while supporting accounting with financial changes.
- Residential and Commercial Lease renewals.
- Enforce occupancy policies and procedures; resolve disputes and support tenants who may be in a vulnerable situation.
- Prepare reports by collecting, analyzing, and summarizing data / trends related to occupancy, rent rates and listings.
Qualifications
- Proven experience in leasing management or a related field is preferred.
- Strong administrative skills with attention to detail for maintaining accurate records.
- Familiarity with LIHTC and Section 8 programs is highly desirable.
- Knowledge of Fair Housing regulations and property maintenance practices.
- Excellent conflict management skills with the ability to negotiate effectively.
- Ability to work independently as well as part of a team in a fast-paced environment.
- Strong communication skills, both written and verbal, for effective interaction with tenants and staff.
- Proficiency in using property management software is an advantage.
