Role and Responsibilities
The Maintenance position requires minor and major maintenance work, unit repairs, and the general upkeep of the apartment complex. Duties include, but are not limited to the following:
· Ensure that residents are provided with a clean, safe, well-maintained community
· Ensure that all maintenance requests and work orders are handled on an immediate on-call basis, if possible, and that residents are notified if parts must be ordered, causing a delay.
· Have 24 hour access and ability to respond to the company provided maintenance cell phone for emergency work orders
· Participate in all maintenance projects as needed
· Install and replace light bulbs, cabinets, carpet, paneling, outlets, circuits, etc.
· Prepare vacant units for turns after previous tenants have moved out
· Paint and repair interior and exterior walls and ceilings when needed
· Replace broken glass, screens, garbage disposals, fixtures, appliances, blinds and locks.
· Replace washers, faucets, and seals on malfunctioning plumbing equipment; Repair leaky faucets and clean clogged drains
· Maintain the sprinkler system
· Complete grounds work which includes: picking up trash, sweeping curbs and dumpster areas, mow and trim lawns, use insecticides, fertilizers, and herbicides as needed, re-seed and weed lawns, properly prune trees and shrubs
· Clean all equipment used in heating and ventilation
· Assure safety standard are being met as set by local, city, state, and federal guidelines
· Report to Maintenance Supervisor for all training, questions, and assigned tasks
Miscellaneous duties include:
· Complete bi-weekly timesheets and daily work logs for payroll tracking purposes
· Ensure compliance of all work-related activities in a fair, ethical, and consistent manner
· Ensure that you adhere to all safety procedures and techniques needed to complete job duties in a safe and efficient manner
· Be responsible for standby emergency schedule for evening, weekend and holiday coverage as needed (including answering maintenance emergency phone when in possession)
Physical Demands & Job Requirements
· Frequent walking, standing, climbing, heavy lifting (40 pounds), carrying, stooping, bending, kneeling, and reaching (60% of workday)
· Ability to operate hand and power tools, operate snow and lawn equipment as needed (20% of workday)
· Work in all types of weather conditions, work indoors and outdoors on multiple surface levels, ladders, scaffolding, and around machinery (20% of workday)
Preferred Skills & Qualifications
- Requires knowledge, skills and mental development equivalent to completion of four (4) years of High School or successful completion of a GED program.
- Requires knowledge and skills to use hand and power tools.
- Must have knowledge of basic plumbing, painting, carpentry and electrical work.
- Must have a valid Drivers’ License.
· Ability to follow written and verbal instructions and to work independently
· Strong work ethic and willingness to do a variety of maintenance jobs around the property
· Ability to maintain friendly, courteous, and professional relationships with both tenants and co-workers
Job Type: Full-time
Pay: $18.00 - $24.00 per hour
