DEFINITON

Under direct supervision, the incumbent will assist in the management of a variety of aspects of the development process for multifamily rental housing (new construction and rehabilitation), single-family housing, and/or commercial development projects. The incumbent will be assigned special projects in the Real Estate Development (RED) Department which will include all aspects of the budgeting process and the development of a budgeting system within the department.

As part of the internship, MAAC will provide learning experiences to enable the intern to develop a broad understanding of the housing and real estate development experience. The intern will contribute to best-in-class research, assist with day-to-day responsibilities, contribute to RED initiatives, and carry out tasks for both internal and external clients.

Internships are limited to twelve (12) months.
 

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Assists with coordinating real estate development project tasks at all phases of the development process.
  • Assists with identifying and negotiating site acquisitions; arranges for due diligence evaluations (i.e. title, environmental clearances, entitlement, etc.)
  • Assists with coordinating local government review and approval processes for real estate developments.
  • Assists with identifying and selecting development team members and consultants. 
  • Assists in securing acquisition, predevelopment, construction and/or permanent financing, including but not limited to Housing and Urban Development (HUD), the State Department of Housing, California Tax Credit Allocation Committee, local governments and private lenders.
  • Promotes the community development goals of MAAC by ensuring that disadvantaged businesses and low-income individuals participate in all phases of the development process whenever feasible and practical.
  • Collaborates with staff to ensure projects are completed on time and within budget constraints. 
  • Performs other assigned, related duties to further MAAC's mission in the provision of affordable housing and community facilities.
QUALIFICATIONS AND SKILLS

Knowledge of:

  • Desire and ability to work with a diverse group of people, particularly those living in low-income distressed neighborhoods.
  • Ability to work independently and in a team environment
  • Computer skills: intermediate proficiency with Microsoft Office Suite and data entry.
  • Good written and oral communication skills.  Active listening, value clarification, and problem-solving skills preferred.
  • Relate positively and effectively with children and families of various cultures and Socio-economic backgrounds.
  • Ability to work a flexible schedule (some early morning, nights and weekends may be required)
  • One year working with adults in a social service or community involvement capacity.
EDUCATION/EXPERIENCE/CERTIFICATION
  • Bachelor’s degree candidate (“Senior year” or last year of program) in Real Estate Development, Land Use Planning, General Construction, Affordable Housing, Finance, Community Development or related field
  • Proficiency with Microsoft Office Suite including Word, Excel, Outlook, Power Point, and real estate databases

HEALTH STATUS

Must have a physical examination, TB clearance and a drug screen by a doctor/clinic designated by MAAC as well as immunization records for influenza*, pertussis and measles as required by state and federal regulations prior to the first day of employment.

Specific vision abilities required by this job include close vision, distance vision, depth perception, color vision and the ability to adjust focus.

Mental Demands

While performing the duties of this class, the employee is regularly required to use written and oral communication skills; read and interpret information; analyze and solve problems; observe and interpret people and situations; use basic math; learn and apply new information or skills; work under intensive deadlines and interact with MAAC management, administrators, staff, teachers, parents, family members, children and others encountered in the course of work.

BACKGROUND CLEARANCE

All positions are subject to a background/education check, DMV check, NSOR, exclusion and debarment checks prior to hire and periodically throughout employment as required by various funding sources.

Note: California Start law requires background criminal checks on anyone who works in a licensed childcare facility who is not a client. Must have or obtain a current criminal background check clearance, signed criminal record statement, and signed Acknowledgement to Report Child Abuse form prior to the first day of employment.

TRANSPORTATION

Must have and maintain a valid California Driver’s License, daily use of a personal, insured vehicle, and have and maintain a motor vehicle driving record acceptable to MAAC’s insurance carrier. Incumbents will be enrolled in the California DMV Pull Program
