Key Responsibilities:
- Assist with the development, implementation and adjustment of each community’s business plan
- Assist with identifying the best property management firms for each community
- Assist VP with preparing each community rollout schedule to ensure management and marketing strategies are in place well before units are delivered
- Assist the acquisition team with operational proformas and market analysis
- Conduct property visits/inspections and provide updates to management on operations and resident satisfaction
- Conduct regular site visits as needed to include but not limited to review of: comparable properties, existing on-site personnel, curb appeal, status of ongoing construction, common area, and vacant unit inspections
- Preparation and maintenance of weekly reporting for pipeline and management meetings
- Ensuring property managers provide superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation and profitability
- Making recommendations on revenue enhancement with your thorough understanding and analysis of competition and development of creative marketing programs
- Assist VP with major vendor contracts and pursue portfolio wide expense reductions through vendor bidding
- Work collaboratively with property management teams to identify challenges and recommend timely and effective solutions
- Assist in monthly loan draw and unit closing process across the portfolio as needed
- Assist in preparing quarterly investor reports as well as quarterly and annual valuations
- Work with other SFR team members to provide updates to investors on asset level performance and projections on an ad-hoc basis
- Perform monthly financial reviews which include creating strategies to enhance the performance of the asset, exceed budgeted and underwritten cashflow
- Participate in weekly or bi-weekly calls with property management teams to monitor performance at the property level
- Assist in the evaluation, tracking and reporting of value creation opportunities
- Maintain a deep working knowledge of each market and submarket which shall include both competing properties, sales comparables and new potential supply
- Participate in investment committee meetings
- Assist in the due diligence processes
- Performs other duties as assigned
- Availability for up to 75% travel as required
Qualifications:
- Bachelor's Degree or relevant job experience
- Minimum of 2 years’ experience in Multifamily/SFR/BTR asset management, development, investments or multi-site property management
- Excellent attention to detail a must
- Reasoning Ability: Define problems, collect data, establish facts, and draw valid conclusions
- Communication Skills: Proven written, verbal, and interpersonal communication skills
- Ability to work successfully as an individual and on a team
- Experience interacting with lenders and institutional equity investors preferred
Salary : $85,000 - $95,000
