Director of Asset Management – Multifamily Lease-Up
Macdonald & Company are pleased to be partnered with a privately held real estate investment and development firm based in Atlanta, known for delivering high-quality multifamily and mixed-use projects across the Southeast. They are seeking a Director of Asset Management to oversee a regional portfolio of developments in lease-up or approaching stabilization—an ideal opportunity for a seasoned Regional Property Manager or operational leader from a third-party management background looking to step into a strategic, ownership-side role.
Key Responsibilities
- Oversee the performance of multifamily assets across Florida, Georgia, and North Carolina, from lease-up through to stabilization or disposition.
- Manage relationships with third-party property management firms, ensuring alignment with leasing goals, budget targets, and operational KPIs.
- Coordinate onboarding of newly developed assets, guiding operational setup, vendor selection, and marketing strategy.
- Monitor financial performance and conduct regular reviews of leasing velocity, occupancy, and NOI performance.
- Collaborate with internal teams and external partners on asset business planning, financing strategy, and investor reporting.
- Participate in weekly calls with lenders and equity partners, providing updates and managing expectations.
- Travel regularly to asset locations (approx. 3–4 nights per month).
Qualifications & Experience
- 5 years of experience in multifamily operations, with a background in regional property management or third-party oversight.
- Proven track record managing lease-ups and optimizing performance during the early lifecycle of multifamily assets.
- Strong understanding of budgeting, vendor management, and team motivation within a property management context.
- Comfortable transitioning to the owner’s side, with a strategic mindset and attention to long-term value creation.
- Excellent communication skills, with the ability to manage multiple stakeholders and external relationships.
- Based in Atlanta or willing to relocate.
