Investment Associate

The group has significant cash resources and is focused on the industrial sector. They are seeking an Investment Associate with exceptionally strong financial modeling and underwriting skills.

Responsibilities:

• Collaborate with the real estate team to support all aspects of underwriting, due diligence, development processes, and investor communications.
• Serve as a key liaison, engaging with executive leadership, external partners, attorneys, brokers, lenders, and other stakeholders to ensure seamless communication and project execution.
• Prepare detailed investment memoranda and supporting reports for presentation to senior management and external investors, emphasizing strategic insights and actionable recommendations.
• Conduct thorough research, synthesize critical market intelligence, and analyze third-party reports to inform asset management strategies and drive growth initiatives.
• Provide accurate and timely analysis of essential real estate documents, including contracts, financial statements, leases, loan agreements, and other transaction-related materials, ensuring compliance and identifying potential risks or opportunities.

Core Competencies and Experience:

• Comprehensive expertise spanning underwriting, due diligence, entitlements, contract negotiation, title analysis, third-party report management, consultant oversight, and securing construction financing.
• Skilled in acquiring marketed properties, leveraging broker relationship management, lease analysis, financial due diligence, and securing permanent financing to drive successful transactions.
• Proficient in preparing investment memoranda, offering memoranda, and other deal-specific analytical reports that effectively communicate opportunities to stakeholders.
• Advanced experience in Excel-based financial modeling for developments, individual property acquisitions, and multi-property portfolios. Expertise includes building models from scratch, incorporating key valuation drivers, debt structures, and partnership waterfalls, as well as auditing and tailoring existing models for specific deal requirements.
• Conduct thorough rental and sales comparable analyses, justifying market rents, growth projections, and exit cap rates based on historical trends and future market activity.
• Perform in-depth market research at the property, MSA, and macroeconomic levels, identifying demand trends and potential risks impacting market conditions.
• Skilled in pitching investment opportunities to third-party investors or internal committees, supported by meticulously prepared memos and presentations.

Ideal Candidate Profile:

• Bachelor’s Degree in Finance, Investment or related field required.
• 5 years of professional experience with a minimum of 3 years related real estate investment experience.
• Eager to make a meaningful contribution on a dynamic, small team with a high volume of deal flow.
• Passionate about developing deep expertise in industrial, storage, and undersupplied and emerging asset classes—while working alongside a best-in-class operator.
