Summary
The General Manager is a supervisory position with the authority, responsibility and accountability to plan, implement and monitor operations of the assigned community. The General Manager is responsible for maximizing long-term operating performance, overseeing and enhancing financial growth and maintaining the physical condition of the community while guiding and growing onsite team members. This individual will utilize his/her unique set of skills and relationships to contribute to a dynamic and growing company.
Essential Functions
• Responsible for all operational, marketing, and financial aspects of the properties and for meeting established goals and objectives in those areas.
• Manage team member performance (including contractors)
• Generate traffic to the physical site and applicable social media sites
• Achieve results by facilitating the optimum performance of the property in the areas of:
- Personnel management
- Marketing strategies
- Leasing
- Generate traffic
- Collections
- Resident services
- Maintenance
- Revenue enhancement
- Capital improvements
- Information reporting
- Compliance with all applicable laws and company policies
• Hires, trains, evaluates, motivates, and supervises all on-site team members
• Management and oversite of complex capital expenditure projects.
• Ensures physical condition and maintenance of the community meets applicable standards and expectations of leadership and ownership groups.
• Maintain all records and resident files in an orderly and up-to-date manner
• Uses company timekeeping software to document time and attendance, approving timecard for each pay cycle.
• Performs other duties as assigned.

Competencies/Required Skills/Abilities
• Experience with property management applications including RealPage, MRI, or Yardi preferred
• Certified Apartment Manager, Accredited Apartment Manager, ARM is preferred
• Exceptional oral and written communication skills with internal and external partners and with residents
• Demonstrates professional leadership skills through effective work habits, attitude, inter-personal skills, initiative, and follow through.
• Manage projects independently or through a team.
• Ability to motivate, inspire, and lead a on-site team.
• Demonstrates ability to work effectively under pressure with multiple and changing priorities and deadlines as evidenced by use of tact, maturity, interpersonal effectiveness, good judgement, and discretion.

Supervisory Responsibilities
• Supervises staff, including interviewing, scheduling, training, planning, assigning, and directing work.
• Appraising performance, rewarding, and disciplining; addressing complaints and resolving problems.
Required/Preferred Education and Experience
• Bachelor’s degree in a related field preferred. Equivalent combination of education and experience will be considered.
• A minimum of 5 years experience as a multi-family property manager preferred
• Luxury - Class A - housing/condo experience required (if applicable)
• Multi-site manager experience required (if applicable)
Work Environment/Physical Demands
• Prolonged periods of sitting at a desk and working on a computer.
• Must be physically able to sit, climb, balance, bend, stoop, kneel, crouch or crawl occasionally.
• Must be physically able to inspect community including walking property
• Must be able to lift up to 25 pounds occasionally.
• Must be able to push/pull up to 25 pounds occasionally.
• Use hands/fingers to handle or feel and reach with hands and arms.
• Frequently required to talk and hear.
• Vision abilities required including depth, perceptions, and ability to adjust focus throughout the day.
• Noise level is usually low.
Compensation, Benefits and Requirements
Salary for this position is highly competitive and commensurate with experience. The compensation structure includes a base salary, paid bi-weekly and qualifies to also earn a performance bonus. This is a full-time, EXEMPT requiring 40 hours per work week. Additional or non-business hours and varying amounts of travel may be warranted based on the needs of the business.
