Qualifications: Must have working knowledge and understanding of mechanical systems including but not limited to boilers, chillers, pumps, fans, air handlers, DDC, thermostats, cooling towers, heat-pumps. Successful bidder must have the required Engineering Licensing (NIULPE Class 2/City of Pittsburgh Class 2) and must possess the skills and knowledge to perform the duties listed below:
DUTIES:
- Perform all preventative maintenance on assigned mechanical equipment including but not limited to: greasing motors, pumps, bearings, replacing as needed bearings, sheaves, motors, pumps, belts, filters, valves, actuators, cleaning coils.
- Perform all emergency repairs on assigned mechanical equipment including but not limited to: sheet metal, bearings, sheaves, motors, pumps, belts, filters, valves, actuators, and compressors.
- Must have working knowledge of boiler systems, including but not limited to steam generation and distribution equipment. Must be able to safely start, stop, operate, and perform routine and emergency maintenance on all of the major and ancillary components of these systems including but not limited to the steam generators, deaerators, traps, condensate return systems, converters etc.
- Must have working knowledge of refrigeration systems and chilled water generation and distribution systems. Must be able to safely start, stop, and operate all of the major and ancillary components of these systems including but not limited to the chillers, pumps, cooling towers, etc. Must be able to perform routine and emergency maintenance on most of the major and ancillary components of these systems.
- Must have a basic understanding of plumbing systems necessary to perform emergency repairs or correct deficiencies as assigned including but not limited to: sinks, faucets, toilets, urinals, drains, plumbing supply lines, vents, and valves. Perform preventative maintenance on building drains including inspections, cleaning, and repair.
- Perform general housekeeping on assigned mechanical floors in order to maintain a safe, and professional workspace. Cleaning and painting may be required. Report any unsafe conditions to your supervisor.
- Perform daily visual inspections of assigned floors, equipment, and areas in order to identify any necessary repairs or corrective action required. Report conditions to your supervisor, and document.
- Must maintain accurate daily work logs, work orders, and equipment logs as required. This includes using the building CMMS (Computerized Maintenance Management System) and electronic time clock.
- Must have working knowledge of computer systems including Microsoft Office, email, Adobe, Etc.
- Respond to Tenant Requests as assigned by your supervisor or designated management.
- Must demonstrate the proper use of hand tools including but not limited to, torches and soldering equipment, drills, grinders, saws, threading equipment, etc. and wear any prescribed/assigned PPE (Personal Protective Equipment) specific to the job task and environment.
- Must be able to communicate clearly and effectively with other employees at all times including shift changes.
- Occasional exposure to cold, heat & to noise.
- Work in confined spaces & on elevated work surfaces.
- Wear respirators and other PPE when necessary.
- Work indoors and outdoors in varying weather conditions.
- Climbing, bending and occasional work under equipment.
- Lifting of items weighing 50# and some tasks requiring repetitive motion.
- Coverage of PTO as assigned
- Other duties as assigned. Work by yourself and be self-motivated
