TITLE : TITLE EXAMINER JOB CODE : FULL-TIME / NON-EXEMPT / HOURLY
DEPARTMENT : TITLE LEVEL : SUPPORT STAFF
WORK SCHEDULE :
Normal business hours of Monday – Friday, 8 : 00 AM – 5 : 00 PM, and overtime as needed. In office position.
PRIMARY RESPONSIBILITY :
Responsible for the examination of foreclosure title products to determine the current condition of title, assisting in the curing of title issues and notifying clients of all pending title issues.
PRINCIPAL ACCOUNTABILITIES :
1. Orders, receives and reviews title product from various title vendors.
2. Analyzes title products to ensure proper deed chain while verifying the legal description and the accuracy of all relevant issues.
3. Performs skip tracing activities to determine the identifying information of the borrowers.
4. Takes appropriate action to cure title issues through assignment preparations determining the subordination of liens and or appropriate skip trace activities.
5. Performs trustee duties including delivering Notices of Sale to various courts and conducting foreclosure sales on a monthly basis.
6. Searches and delivers documents filed in public records through various websites.
7. Coordinates with offsite technicians to ensure all employees have access to scan documents to
required folders and emails.
8. Performs all other duties as requested.
POSITION PREFERENCES :
1. High school diploma or equivalent.
2. Minimum four years mortgage banking experience, preferably in the default area.
3. Must be able to conduct professional telephone contact and accurate data entry in a high-volume environment.
4. Must be PC literate and able to rapidly adapt to a variety of data base systems.
5. Excellent verbal and written communications skills .
