Madison Commercial Properties is looking to grow and seeking quality, dedicated and ambitious commercial real estate professionals to join our team. JOB DESCRIPTION-
This is a base salary position with unlimited upside on commission. You would be placed on a team with the managing partners to cultivate new relationships in the market, primarily by cold calling, data research, and property analysis.
Compensation –
Position will be a 1099 Contractor, with a base of $30,000.00 a year, paid out twice a month. Closed transactions that have been procured by this position, will be entitled to a share of the commission payable. This amount is based on performance, and the percentage increases with the number of completed deals.
Investment Sales -
• Develop and maintain industry relationships with private and institutional commercial real estate owners and investors to promote business development and source new opportunities
• Work with commercial real estate owners to understand their financial objectives and help them realize the full potential of their assets
• Underwrite deals, pull comparable sales, put together investment analyses for Broker’s Opinion of Value (BOV) and develop marketing strategies and collateral in tandem with our Director of Marketing
• Execute the marketing plan by promoting listings to REITs, private equity funds, private investment companies, lenders and individual investors
• Source, negotiate and close commercial real estate sale transactions
Buyer/Tenant Representation-
• Work with current and prospective local, regional, and national tenants to understand the needs of their company and earn their business
• Utilize our leading transaction tools, support and your local market knowledge to identify prospective for sale or lease opportunities that accommodate your clients real estate requirement
• Build strategic site selection presentations based on your clients need that demonstrate the strengths and weaknesses of prospective sale or lease opportunities
• Tour prospective space/site options with the client and negotiate sales/leases for prospective new locations and/or lease renewals for existing locations
• Effectively manage transactions to align with each clients’ requirements while helping them achieve their goals in a timely fashion
Seller/Landlord Representation-
• Work with current and prospective local, regional, and national sellers/landlords to understand the needs of their company and earn their business
• Leverage your industry relationships as well as cold call and market to non-existing relationships to attract quality buyer/tenant interest in the sale or lease opportunity
• Qualify prospective buyers/tenants and negotiate sales/new leases and lease renewals
• Prepare and present marketing and sales/leasing activity reports to your seller/landlord clients
SKILLS & EXPERIENCE-
• CO real estate license required
• Bachelor's or Associate’s degree preferred
• Self-starter with the ability to manage your own schedule and priorities
• Strong phone/computer skills
• Desire to be on a team of positive, success-minded individuals
• Excellent communication, strong negotiator, and proven track record in sales
