Description

The Maintenance Department is responsible for providing grounds maintenance at the assigned area within the County Fairgrounds to ensure that the grounds are attractive and safe by performing a variety of ground’s maintenance operations effectively. The Maintenance is responsible for maintenance and operation of county-owned fairgrounds buildings. Maintenance provides custodial services, groundskeeping, snow removal and facility maintenance for the Madison County Fairgrounds. Duties include preparing grounds for the events, recreational activities and other purposes the grounds are designated for by performing manual labor and semi-skilled work in county buildings to ensure facilities are safe and operational in accordance with County policies and all applicable laws. Duties include ensuring that plumbing, electrical, structural, and mechanical systems function properly and are maintained according to established procedures and applicable codes. This position prioritizes work, directs and oversees contracted services safely and efficiently.

Essential Functions

  • Experience in supervising subordinates.

  • Maintain major facilities systems in County fairgrounds buildings by checking for proper functioning, diagnosing problems, and testing systems to ensure they operate safely and efficiently according to industry standards, policies and laws. Work closely with employees, government representatives, and the general public.

  • Repair fixtures and equipment as needed to ensure facilities are fully operational, free of unsightly damage, and kept up as the process of normal wear, tear, and product failure unfolds. Handle repairs that require basic skills as carpenter, plumber, mechanic, and roofer. Request services of a licensed professional when a repair requires more expertise or local ordinances require it.

  • Maintain ancillary facilities in county fairgrounds buildings to ensure buildings are fully operational and safe for other county staff and the general public. Monitor and replace light bulbs as needed, repair and replace faucets and flush valves; and repair furniture and property damage to flooring, drywall, windows, etc.; this also includes monitoring and maintaining plumbing, electrical, and structural systems in other buildings as well.

  • Manufacture customized mechanical components by designing and tooling parts required for specific maintenance projects to ensure buildings are maintained cost effectively using ingenuity and craftsmanship.
  • Administer preventative maintenance of facilities and tools in order that routine maintenance schedules will help as safe environment that will continue to serve its intended function. Monitor facilities systems, routinely inspect tools and equipment, and coordinate preventative maintenance activities (e.g., performance testing, cleaning/oiling, sharpening, etc.) to ensure safety and effectiveness.

  • Prioritize work based on the nature and urgency of specific problems, available resources, and anticipated timelines to ensure projects are completed.

  • Order necessary tools and equipment and provide budget information to Manager as requested. Evaluate costs and specifications of available supplies and equipment to ensure a high level of quality at the lowest possible cost.

  • Manage inventories of tools, equipment, and parts such as belts, filters, valves, motors, etc. to ensure the availability of maintenance resources. Maintain operational effectiveness by sharpening, fueling, calibrating, etc. tools and equipment as needed.

  • Landscaping and snow removal. Identify safety hazards.

  • Operate vehicles and application delivery systems including a tractor, arena groomer, spray truck, four-wheel drives, golf carts, lawnmowers, weed-eaters, and other equipment. Adhere to all department safety standards including observing weather conditions, traffic, water, and animals.

  • Oversee raking and blowing leaves, collect and remove trash and debris using rakes, power blowers, and by hand to ensure fairgrounds have a well-maintained appearance to members of the public. This includes sweeping sidewalks, parking lots, steps and walkways as needed and removing trash from the premises to fairgrounds facilities according to established procedures. Respond to emergency clean-ups and repairs.

  • Operate County vehicles to transport material to and from job sites safely and effectively according to laws and department procedures. This includes collecting and delivering supplies/equipment, transporting trash, brush, and clippings to County facilities, and related tasks.

  • Oversee and maintain clean and safe public areas by installing and conducting routine maintenance of signs; cleaning and restocking consumables in public restrooms, picnic tables, etc.; cleaning bleachers; and reporting vandalism and hazards to proper authorities and supervisors. This includes removing graffiti and performing all related activities that contribute to creating a clean, safe, and healthy environment for the public.

Education and Experience

This job requires education and experience equivalent to graduation from high school or GED plus one (1) year of technical training in one or more facilities systems (e.g. plumbing, security, electrical, carpentry, etc.).

Knowledge, Skills, and Abilities

  • This job requires knowledge of proper methods, techniques, materials, tools, and equipment used in modern grounds maintenance.
  • The job requires skill in repairing machines or systems using the appropriate tools; performing routine maintenance on equipment and determining when and what kind of maintenance is needed; troubleshooting critical thinking; and complex problem-solving.
  • The job requires the ability to safely and effectively operate power tools, maintain vehicles, and heavy equipment (e.g. backhoe, tractor, arena groomer, lifts, etc.) diagnose and resolve mechanical problems; and communicate with individuals of varied technical levels.
