What are the responsibilities and job description for the Property Manager position at Madison Property Management?
Madison Property Management, Inc. is looking for a responsible, detail-oriented individual to oversee a multi-property portfolio in the Madison/Dane County area. A Property Manager will report directly to one of our team-leads and will work closely with the accounting, facilities, marketing, and legal departments to maintain a high occupancy rate, improve resident retention, resolve resident issues, and serve as the advocate for the properties in his or her portfolio. A property manager's role is to act as the liaison between the property owners, the residents of each property, and the management company.
This fast-paced position involves quickly developing a deeply rooted understanding of our property management software system, leasing practices, and internal procedures. Our ideal candidate will be a quick, detail-oriented learner with proven abilities in written and verbal communication. This person will be able to work effectively both independently and with a team, will have a proven ability in customer service, and will have a knack for balancing the needs of multiple parties.
- Quickly and capably learn and work in MPM's internal property management software system.
- Learn and be able to explain MPM's lease and leasing process.
- Thoroughly understand MPM's policies/procedures and federal, state and local housing regulations.
- Knowledge and understanding of National, State and local Fair Housing Laws.
- Oversee and manage operations at assigned properties.
- Process leasing applications in accordance with MPM's policies and Fair Housing regulations.
- Work both individually and with the Marketing team to retain a 100% occupancy rate at all times.
- Work both individually and with the Resident Retention team to develop a resident retention strategy and increase resident renewal rates among assigned portfolio.
- Work with property owners to maximize their ROI.
- Schedule and execute lease signing appointments to ensure all parties understand the terms and conditions of the lease.
- Data entry both in MPM’s internal property management software system as well as Word/Excel.
- Address resident concerns, maintenance requests, and questions as they arise.
- Document all communications with prospective renters, residents, and property owners.
- Provide excellent customer service to prospective renters, current residents, and property owners.
- Develop a thorough understanding of the MPM portfolio as a whole.
- Fill in, as needed, for other property managers
- Develop an understanding about the Madison rental market, market rates, and best practices
- A valid driver’s license and an insured vehicle that can be used every day
- Software knowledge: Microsoft Teams, Microsoft Office Suite, Rent Manager (preferred but not required), iPhones
- Manager/Leadership Experience (preferred but not required)
- Property Management Experience (preferred but not required)
- Bilingual (preferred but not required)
- High school diploma or equivalent
- This is a full time position that includes paid holidays, vacation time and a benefits package. A company cell phone will also be provided. Monday through Friday from 8:30 am to 5:00 pm with Select Saturday hours required.
