A reputable home builder with a strong legacy is looking for a motivated and experienced Land Development Associate to join their team. This role is integral to transforming land into residential communities. The ideal candidate will have expertise in land acquisition, site development, regulatory approvals, and project coordination.
KEY RESPONSIBILITIES:
Site Evaluation & Acquisition:
- Identify and assess potential land development opportunities through feasibility studies and due diligence.
Permits & Approvals:
- Solicit proposals, negotiate contracts, and coordinate with professional service providers, attorneys, and consultants.
- Oversee engineering and consulting teams to ensure timely and accurate project deliverables.
- Manage the entitlement process, zoning changes, and land-use approvals in collaboration with property owners, brokers, regulatory agencies, and public officials.
- Secure all necessary permits and approvals for land development projects.
- Coordinate with utility providers for service installation and connections.
- Assist in drafting and implementing HOA documentation.
- Maintain and distribute updated project approval schedules and progress reports.
On-Site Responsibilities:
- Supervise daily land development activities, ensuring compliance with plans and schedules.
- Manage contractors, verify completed work, and track project milestones.
- Engage with government agencies, inspectors, and homeowner associations.
- Ensure seamless coordination between land development and homebuilding operations.
- Oversee final project closeout tasks, including dedication and financial security release.
Office Responsibilities:
- Develop and maintain detailed project schedules and budgets.
- Review, approve, and code invoices.
- Analyze bids, contracts, and change orders, assisting in negotiations.
- Lead or support due diligence efforts related to entitlements, approvals, and development planning.
QUALIFICATIONS:
- Bachelor’s degree in Civil Engineering, Urban Planning, Real Estate Development, or a related field.
- At least 3 years of experience in land development, real estate development, or a similar discipline.
- In-depth knowledge of land development processes, zoning laws, environmental regulations, and local permitting requirements.
- Proven experience managing land development projects from planning through completion.
- Strong organizational, analytical, and problem-solving skills.
- Excellent communication and negotiation abilities.
- Ability to manage multiple projects efficiently and prioritize tasks effectively.
