Main Street Homes is seeking a talented Drafter to become an integral part of our residential home building team. This Drafter role is responsible for enhancing architectural plans using CAD software, ensuring compliance with customer, county and ARM specifications. This position works with various departments in order to achieve project goals. Areas of Responsibility:
- Oversees the production of blueprints & plot plans for customer presentation, building permits, ARB review and start packages.
- Interpret and implement building code changes.
- Updates base plans to reflect custom features and specification changes, with an emphasis on value engineering and office-related cost variance reduction.
- Communicates any substantial plan changes to PED director & Head Estimator.
- Communicates adjustments in options wording or pricing to accurately reflect plan changes to PED director & Custom Options Coordinator.
- Provides assistance to estimating with regard to specific materials, trims, fixtures, and construction assemblies (floor joist, floor sheathing, roof deck layouts, electrical layouts, etc).
- Produces floor plans for sales brochures and websites.
- Ensures plans are fully coordinated with structural calculations, and that structural drawings are sealed and signed.
- Oversees base plans and consults with design team to implement need changes and market demand changes; and removes production flaws.
- Facilitates distribution of plans to appropriate entities for plat engineering, truss engineering and special engineering as needed.
- Facilitates the creation of building permit packages with the Construction Coordinator.
- Maintain the pre-construction contract & spec interoffice tracking document (Starts Report).
- Facilitates the Design Team & Lean Team agenda’s & coordinates structural option changes with PED staff.
Education/Skills Required:
- Ability to read plans, blueprints.
- Proficient with AutoCAD, Excel & Adobe Software.
- Ability to interpret scale/spatial relationships.
- Ability to understand structures, framing details & calculate design loads.
- Ability to understand the cost relationship of plan changes & structural items.
Work Environment:
Office Positions: The primary work location will be at the Main Street Homes office. Attendance at in-person meetings and company events is required as scheduled.
