Area Operations Manager

Position Summary:

The Area Manager is responsible for creating and maintaining positive and professional customer relations by ensuring all contracts are performed at the level described in the Scope of Work (SOW) and to the customer’s satisfaction.

The Area Manager will perform regular inspections and site visits for each customer location. The Area Manager is responsible for training team members on all aspects of job safety and job specifications. The Area Manager is expected to lead, manage and supervise employees as well as to fill in when and where needed in case of employee absence.

The Area Manager is required to possess a working knowledge in all major areas of building maintenance, including but not limited to: restroom sanitation, office cleaning, carpet care, hard floor care, equipment operation and maintenance, chemical knowledge, SDS and safety.

The Area Manager will ensure and enforce all Maintenance Resources Inc., policies and procedures are followed according to local, state, and federal guidelines to include direct and indirect employees and subcontractors.

Due to the nature of our industry this position can be challenging and demanding and may require work during irregular hours for an unspecified period.

Certification and participation in BSCAI, CMI, ISSA, or IEHAI may be required for continued employment and promotions.

Essential duties and responsibilities:

· Customer Service Oriented (meet with clients and facility managers).

· Immediate email confirmation follow up to clients after meetings copying Senior Operations

· Strong organization and communication skills.

· Able to work well under pressure and meet deadlines.

· Effective time management.

· Answer Business related calls after hours

· Proactive attitude.

· Problem solver and creative thinker.

· Review and submit complete applications and related paperwork for new employees.

· Hire and train employees.

· Manage and supervise employees.

· Coach and counsel employees.

· Manage budget via cost sheet.

· Manage labor budgets via cost sheet

· Must obtain pre-approval from Senior Operations for Overtime requests

· Manage inventory levels and supplies via cost sheet

· Conduct Quality Control Audits as scheduled.

· Able to read, comprehend, and implement the Scope of Work for a contract and communicate that knowledge to Site Supervisor and workers.

· Working knowledge of computer software including Microsoft Office, scheduling software, E-mailing, Smart phone use and other tools used in managing accounts.

· Provide information for specialty work request turned into the Senior Estimator/Specialty Operations Manager for pricing.

· Area Manager should obtain any square footage for floor, window, detail clean, etc.

· Respond to on-call emergencies as needed.

· Required to attend scheduled training sessions.

· Other duties as directed by the executive team.

Qualifications

Requires satisfactory working knowledge of all major areas of building janitorial services including, restroom sanitation, office cleaning, carpet care, hard floor care, equipment operation and maintenance, chemical knowledge, safety and MSDS.

Qualifications include:

• Minimum of two years previous management and training experience
• Two or more years of direct customer service
• Professional and positive customer communication ability
• Professional and neat appearance
• Positive attitude and team player
• Bilingual Spanish/English Preferred
• Valid driver’s license
• Ability to pass background check and drug testing

Pay: $65,000.00 - $75,000.00 per year
