What are the responsibilities and job description for the General Maintenance Supervisor position at MAINTENANCE?
Primary Purpose
Coordinate, supervise, and inspect all minor construction, preventative and scheduled maintenance, and repair work in district facilities as it relates to building envelope and campus playgrounds. Manage, inspect, and document all work as it relates to asbestos as the district’s Asbestos Designated Person. Actively engage in actions that contribute to the overall mission and strategic plan of Clear Creek ISD.
Qualifications
Education/Certification/Licensure
Professional degree from an accredited college preferred
Construction/Maintenance experience in an educational environment preferred
Texas driver’s license and pass MVR driving record check - must meet eligibility requirements for CCISD motor vehicle insurance
Special Knowledge/Skills
Effective communication and interpersonal skills
Proficient computer software skills, including but not limited to Microsoft Word, Excel, and PowerPoint
Obtain Asbestos Designated Person certification required
Manages district Maintenance staff to complete construction and roofing/roofing repair projects.
Manages and works with outside contractors to perform district construction, remediation and abatement projects.
Experience
Minimum of 5 years successful experience in construction management
Experience in construction of educational facilities preferred
Major Responsibilities and Duties
- Review, assign, and manage repairs identified through the work order management
- Oversee and evaluate repairs and minor construction projects/facility modifications for completion, craftsmanship, and compliance with international building codes, ADA, National Fire Safety, and local ordinances, state and federal statutes.
- Create, document, and perform annual facility assessments to determine Bond election and capitol replacement needs, painting schedules, preventive and priority maintenance.
- Create and maintain database detailing facility roof type, installation dates, repairs, warranty information, and replacement schedules.
- Attend all required Facility Services construction meetings regarding architectural finishes, door hardware, gym floor installations, playground systems, and roofing systems.
- Perform post construction punch list and warranty assessments, maintain database through
- Hire, train, evaluate and assist General Maintenance technicians for repairs and maintenance of all district facilities.
- Conduct asbestos training for district employees per legal
- Update and maintain the district’s asbestos management plan as the Asbestos Designated Person
- Request additional asbestos testing as needed per renovation requirements, added square footage and new facility testing requirements.
- Complete state and federally mandated evaluation of the district asbestos program and keep all data up to date. Process mandated 6-month reviews.
- Create and maintain database of district playground systems and
- Perform and document scheduled inspections of playground systems, components, and fall
- Create and maintain database of district locks, keys, door hardware, and entrances/exits.
- Hire and train general maintenance, painter, and locksmith
- Schedule and perform biannual performance assessments and annual evaluation of all general maintenance technicians.
- Participate in after hours and weekend emergency rotation
- Participate in district Standard Reunification Protocol at the direction of the Incident Commander or designee.
