Job Overview:
The Land Development Manager will lead the planning and execution of land development projects, ensuring compliance, managing budgets, and collaborating with internal and external teams to deliver high-quality developments on time and within budget.
Duties and Responsibilities:
- Site Selection & Acquisition: Identify and evaluate potential land for acquisition, ensuring feasibility and strategic alignment.
- Project Planning & Coordination: Develop project plans on Single Family Residential lots, including cost estimation, timelines, and resource allocation.
- Regulatory Compliance: Ensure adherence to zoning, environmental regulations, and permitting requirements.
- Collaboration & Communication: Work with CAD designers, Engineers and contractors, legal teams, and government agencies. Perform QA/QC on the projects.
- Financial Management: Prepare and manage budgets to maintain profitability and project goals.
- Construction Oversight: Monitor the development of utilities, roads, and drainage systems.
- Risk Management: Identify potential risks and develop mitigation strategies.
- Market & Industry Research: Stay up-to-date with industry trends and identify new opportunities.
Skills and Specifications:
- Strong leadership and team management skills.
- In-depth knowledge of land development processes and construction practices.
- Proficient in project management software (e.g., Microsoft Project, Procore).
- Excellent communication, negotiation, and problem-solving skills.

Education:
- Bachelor’s degree in Civil Engineering, Construction Management, Urban Planning, Real Estate Development, or a related field.
Experience:
- 8-10 years of experience in land development, construction management, or a related field.
- Proven experience managing large-scale land development projects.
- Familiarity with budgeting, scheduling, and regulatory compliance.
Qualifications:
- Green card or U.S. citizenship required.
- Professional certifications such as Project Management Professional (PMP) or LEED are a plus.
- Strong knowledge of sustainability and environmental regulations.
Physical Considerations:
- Ability to perform site visits and inspections, including walking over rough terrain.
- Comfort with occasional outdoor work in various weather conditions.
- Capability to travel to multiple project sites as required.
Pay Range:
- $120,000 to $150,000 annually, based on experience and qualifications.
