What are the responsibilities and job description for the Maintenance Superintendent position at Maloney Properties, Inc.?
The Maintenance Superintendent will oversee the maintenance operations for Holyoke Farms in Holyoke, MA. The property consists of 229 units of family housing. The work hours are 8:00am to 5:00pm, Monday to Friday with on-call duties shared with the maintenance team. Your duties and responsibilities will include:
- Overseeing and participating in daily work orders, unit turnovers, preventative maintenance, inspections, and repairs.
- Supervising, training, and motivating maintenance staff, ensuring proper job completion and resident satisfaction.
- Preparing buildings for inspections and maintaining compliance with city, state, and federal certifications.
- Developing and implementing long and short-term maintenance plans, capital planning, site policies, and preventative maintenance programs.
- Maintaining inventory of maintenance equipment and parts.
- Contracting and overseeing work of outside vendors and contractors.
- Updating records and reports related to maintenance activities.
- Managing and reviewing budgets.
- Ensuring the completion of resident requests and building system work orders in maintenance management software.

- Knowledge of plumbing, electrical, appliance repair, carpentry, janitorial work, and HVAC is required.
- Prior experience supervising a team of maintenance professionals is required.
- Previous experience with Yardi is a plus.
- MS Office – Word, Excel and Outlook required.
- This position includes emergency on-call duties and light snow removal.
- A driver’s license and access to a vehicle are required.
- Bilingual in English/Spanish is preferred.
